Hey folks,

Just curious -- I heard Flats at 327 sold out awhile back (the 1BRs sold out), but I've yet to see any lights in the building at night. Anyone have any first hand experience living there or know if ppl love it / hate it?

M650 Flats is a great building! Its directly across from the beacon on Montgomery. The Saffron is a beautiful building. The floor plans are on the smaller side but it is a pretty cool place and yes the location can not be beat.

I live near the Flats. It's a deceptively convenient location for various forms of transit and great fresh produce. If you live in HP, you have to walk nearly a mile for fresh produce.

Nevermind - I thought you were talking about M650 Flats.

I have seen Gulls Cove and thought it was nice. I assume Gulls Cove is more expensive in a price/sq. ft. than the others. The Flats looks nice in the photos. Crescent Court probably offers the best price/sq. ft. situation. It is the furthest from the PATH but it also is relatively quiet down there unlike The Flats. I don't think I have ever heard anyone say anything positive about The Saffron other than it is relatively close to the PATH.

We didn't even bother looking at the Flats, that block with the Barge Inn and Abbey's is a nightmare. Saffron 2 bedrooms were too small for the price and you have to pay for parking. We put a deposit on a 2BR at CC this weekend.

Hey all, I've been apt hunting the past few months myself (checked out Hamilton Square, Gull's Cove, Saffron, and Flats). I personally liked the 1BR units at Flats a lot (pricing and the finishes were nice, though I kinda wish it had a gym).

I think the 1BR units at Flats are nicer than the 1BR units at Saffron (despite the funky layout at Flats). Flats feels bigger (and they have central air). Anyone know if ppl have moved in / there are still 1BR units left at Flats?

The Wave is now The Flats. They're running a deal right now-no closing fees. The units are nice. The duplex-not so much. It's very choppy. Take a look. Took a tour this weekend, not too bad.

I viewed 2 weeks ago. The 2 bedrooms are in the high 400's. My only problem there will be about 15 units and the only 2 finished are the showrooms. The 3rd street side condo's are better. Parking is $21,000. Only 6 spots are available. To me it seems like they have run out of cash. They were is easy with the negotiate a lower price. Also if you wish you can give them a non-binding $2500 to reserve a unit.

I do believe they will be beautiful when finished.

We were in the neighborhood and looked at this building this afternoon. The first floor will be dedicated to 3 retail stores, and the 2nd - 5th floors will have residential units. The 2 bedroom/2 bathroom units were quite spacious and had large windows that let in lots of light. Parking will be available in the building. Looks like a great addition to the neighborhood!

I live on the opposite-diagonal corner. One thing to be wary of is the firetrucks and ambulances headed into the rest of jersey city come up monmouth and go west on newark at all hours with their sirens blaring. Its quite loud, I don't even think twice about pausing my DVR and waiting the ~10 seconds for them to pass. If you're a light sleeper it'll be tourture.

It took 3 years to complete the building. From what I can tell, the builders didn't skimp. I was impressed with their use of large steel beams for the skeleton. They clearly want the building to be around for a long, long time.

I say that because that secton of Newark Ave is not the best place to live given the heavy traffic. The road narrows there near Monmouth -- and if you live along there, the vibrations from passing trucks and buses slaming into potholes. etcs, can be quite jarring.

PICS look nice. I like the staircase but I'm not in love with all the stainless steel appliances. I'm sure this will be a perfect home for some.

This new building is on Newark Avenue between Monmouth and Brunswick -- it will have three storefronts on Newark (it goes all the way through to third street) -- looks nice!
