Sheesh! Is it too much to ask if the "non-working fountain" be repaired as part of the development. Why does it have to be demolished and replaced? I'm not opposed to it being moved but I remember a BS survey the city had several months ago where it was a foregone conclusion the fountain would be replaced due to the leading questions.

Plans for Jersey City tower show Journal Square transformed

By Terrence T. McDonald | The Jersey Journal
on December 03, 2015 at 10:04 AM

JERSEY CITY ? New renderings of the 56-story tower slated for a lot near the PATH transportation hub show just how unrecognizable Journal Square may be in a few years.

The $400 million high-rise, dubbed One Journal Square and courtesy of Kushner Companies and KABR Group, is part of a planned two-tower project proposed for a long-vacant lot across the street from the old headquarters of The Jersey Journal.

I'm happy to see that plans are going ahead to do something with the longstanding eyesore vacant lot at Journal Square, a civic embarrassment reminding all of us who live here that this is the land that urban planning forgot.
Lets consider the 95 million dollar tax abatement, or incentive, or whatever it is called, as "potential money" This money should go into enhancing the neighborhood right? Should all of that potential money be tied up in this one project? Wouldn't it be better to use some of it to spread around this forgotten district in the form of enhancing languishing infrastructure? For instance how much would it cost to repaint the stripes on our roads and maybe work harder at cleaning the trash off the streets? Maybe throw in some traffic safety enforcement? Sure I know this "money" doesn't actually exist in the present, its just money that won't be the responsibility of the developers. But maybe some of that same willingness to be creative with future tax revenues to make things happen could be manipulated in ways that could have a real and positive effect on the daily lives of those who live here?
Flash forward ten years and the towers are up and running. The developers are very well off now and the PATH train is a nightmare. 95 million dollars DID NOT go into enhancing the infrastructure. The rest of the neighborhood has had to get along without it. Has anyone repainted the stripes on the roads yet? Did those of us who live here now have our lives enhanced?

N.J. awards $93M in tax breaks to Journal Square tower

By Terrence T. McDonald | The Jersey Journal
on November 13, 2015 at 3:39 PM, updated November 13, 2015 at 3:51 PM

The state Economic Development Authority today approved $93 million in New Jersey tax credits for One Journal Square, the high-rise proposed for a long-vacant lot adjacent to the PATH transportation hub in Jersey City.

The $205 million high-rise, which could house up to 744 residential units, will receive $34 million in tax breaks over 20 years. A separate tax break totaling $54 million over 10 years will go to WeWork, the trendy office space provider that will be a tenant in the tower's 101,000 square feet of office space.

I'm definitely interested to see how the area develops and if journal squared will help transform it. To be honest, I'm kinda skeptical of the area will change, but I hope it's the start of something good. It'd also be nice to see some other projects break ground.

$93M in N.J. tax breaks possible for Jersey City tower

By Terrence T. McDonald | The Jersey Journal
on November 11, 2015 at 4:41 PM, updated November 11, 2015 at 4:49 PM

JERSEY CITY ? There are $93 million in state tax breaks on tap Friday morning for a residential high-rise planned for a long-vacant lot that once symbolized the stalled revitalization Journal Square.

One Journal Square, the 666-foot, 56-story tower proposed by Kushner Companies and KABR Group, could receive $34 million in tax credit from the state Economic Development Authority at the agency's Nov. 13 meeting.

The EDA is also considering a separate round of tax credits totaling $5.9 million annually over 10 years for an entity connected to trendy office space provider WeWork that may be housed in the new tower.

Ruling paves way for construction of Jersey City tower

By Terrence T. McDonald | The Jersey Journal
on October 08, 2015 at 12:58 PM, updated October 08, 2015 at 3:21 PM

JERSEY CITY ? A Hudson County Superior Court judge has ruled against Jersey City in its bid to halt construction of a tower that could rise up to 42 stories in Journal Square's Hilltop neighborhood.

Judge Barry P. Sarkisian ruled yesterday that the city reneged on its agreement with developer Robinhood Plaza and Sarkisian ordered the city to adopt an ordinance that would pave the way for construction on the tower to begin.

You forgot to mention the big empty lots namesake Mayor Healy. As in ?Healy?s big empty ugly lot? I used it in many posts during the last election. (lol)

I?ll just mention one example from Healy?s 2009 campaign BS machine. Remember he actually held a big ?party? in front of ?Healy?s big empty ugly lot? on April 7, 2009? The event even had a flyer it was dubbed ?Square Renaissance: The Beginning ?.The flyer is still out there in internet land err I mean (using Healy?s term)the blog-o-sphere. Gee right before the May2009 election how CON-venient. (yes pun intended twice once for the CON Healy pulled on us for the lot and one for all of his administrations CON?s who would be busted shorty in Operation Bid Rig)

jj april 2009:Mayor Jerramiah T. Healy -- who has made the rejuvenation of Journal Square a priority of his administration and part of his campaign for re-election -- applauded the movement.

"My administration has been the first in decades to take the necessary steps to restore Journal Square as the central business district of Jersey City, and we are pleased to see this project move forward," Healy said.

Four times Jersey City pledged to develop still-vacant Journal Square site

By Terrence T. McDonald | The Jersey Journal The Jersey Journal
August 20, 2015 at  3:23 PM

JERSEY CITY — New plans for a residential tower across the street from the old Jersey Journal headquarters in Journal Square have some excited that the long-vacant lot will finally be home to something other than a garbage receptacle.

But Jersey City has been here before. For at least the last 20 years, city officials have made promises about bringing development to that property. Here is a flashback to some of their lofty pledges

Chris, here it is: Journal Squared, approaching 20 stories, is being done by KRE. That is Murray Kushner the estranged brother of Charlie Kushner. Next to Chase Bank is 3 Journal Square Plaza being done by Joe Panepinto, a political operative & no connection to the Kushners. One Journal Square is to be done by Jared Kushner, Charlie Kushners son, and the son-in-law of Donald Trump. With the similarities of names and addresses it is difficult to keep track.

4. The giant new building on Senate Place next to Canco. A few blocks further away from the Square, but in the same vicinity.

I am trying to keep track of these projects in the works:

1. Journal Squared by Kushner - this is the one directly behind Journal Sq that is under construction and approaching 20 stories already.

2. 1 Journal Square Plaza - this is next to the Chase Bank also being done by Kushner and it looks like some preliminary work has started.

3. 1 Journal Square - the vacant lot mentioned in today's article that may also be done by Kushner.

What other ones are there on the horizon that have a chance to go forward? What happened with the auction for the building that houses the JSQ Pub? I thought this took place in June but I have not heard any outcome/future plans for the site.

After seeing the area in its present state for so many years I am really curious what the next 5-10 years will bring.

Excellent news for JSQ property owners. Not so great news for anyone upstream who relies on the PATH.

Once all of the new developments in the JSQ area are finished, these trains could be packed before leaving JSQ. Then imagine what it will look like once all the other developments are complete.

Mayor Healy wanted to tear down the Loew's. That tells you all you need to know about him and his "progress."

So, zoning has nothing to do with development decisions!! What an educated and informed statement. If you google Jersey City you see plenty of Buzz over the Healy years, the Wall Street Journal, USA today, the Times, ect. Get real, the turn around of Jersey City has been a 30 effort by many people, not the least of which has been the planning professionals of the city. Development of Journal Square and all those great buildings downtown started long before Steven to the oath of office. As a matter of fact, long before he every thought of moving into JC. Now, if you never left, you would know that.

This picture sums up Healy?s term in office for all Journal Square property owners. A field..err I mean lot of empty dreams.

Resized Image

Mayor Healy?s term: November 12, 2004 - June 30, 2013

PS - the Journal Square 2060 Development Plan is not bringing developers to Journal Square, it just states how tall buildings can be.(except for the Robin Hood project) Like it or not Mayor Fulop has created a development buzz in Jersey City especially in Journal Square. Thank you Steve.

So Healy don't get credit for the Journal Square Plan that started in 2007 and was adopted by the CC in 2010, but he takes the hit to the Robin Hood settlement. Also, the EDA grant of $35 million came under Healy, the planning board approval came under Healy, not Steve. Without that grant and planning board, there is no tower in Journal Square. Let give Steven credit for giving KRE the most lucritive tax abatement in the City's history!! You can cherry pick all you want, most of what you see today downtown and in Journal Square and around the city was started under Healy. Even the two project recently give massive EDA grants where stated under Healy and given lucritive long term tax abatements under Steven. Steven is doing it just the way Healy did it, vote against tax abatements as a councilman and push them as mayor. Wonderful how things have changed.

Mayor Healy?s term: November 12, 2004 - June 30, 2013

The 'new' Journal Square takes another step forward: October 18, 2006

(old buildings torn down gutting the heart of JSq??zero new development except for a big empty lot)

Journal Square 2060 Redevelopment Plan: July 14, 2010

(plan was created but soon after Healy and Matsikoudis broke it with the Robin Hood ?deal? -zero new development another empty lot)

$600 Million, Three-Tower Residential Project in Journal Square to start later this year : October 23, 2013

?This isn?t the first time a Jersey City mayor has promised a Journal Square renaissance. In 2009, then-Mayor Jerramiah Healy said a twin-tower project on a lot directly across from The Jersey Journal office was imminent, but that property remains empty.

?The public has seen groundbreakings before that didn't come to fruition,? said Fulop. ?People are going to see steel coming out of the ground very, very soon.?

"This project, behind us, is really going to change Jersey City and change Journal Square."

"We have made it a priority to get actual buildings going up in Journal Square," Fulop told The Jersey Journal shortly afterward. "This is the first one coming out in decades. It's a big day for Journal Square. It's a game changer, and I couldn't be more excited about it."

(the deal was done at the end of Healy?s term he is NOT responsible for the many new development projects up Journal Square)

I agree, at least 75% of the things happening in my area were done by Healy years ago. Things are just happening with the Claremont redevelopment, including the high rise complexes behind the Richard street light rail but if you were paying attention this was done back in 2011 when Fulop was a uknown councilman to the Greenville area.

I find it funny that during the dark Healy years nothing was developed in the Journal Square area except for a lot of BS about coming development. (hmm right before every election) Since Healy appointed Bob Antonicello JCRA director back in 2006 nothing ?started in Journal Square?. (think Jersey Bounce) Odd now that Healy is gone development has taken off and it seems the ex- director of the Jersey City Redevelopment Agency has his hands in the many multi-million dollar Journal Square ?deals?. Interesting very interesting.

I have no idea what the Councilman Borgiano is talking about, did he even look at the website. Its an ?as of right? project Rich!! They even define ?as of right? for you Rich. Read it. They spell it out for you; they followed the Journal Square plan.

Boggiano doesn't say he opposes the plan, he said he tentatively supports it but will wait to hear from residents in that area before making his support official.

What a great project for both Journal Square and the city. The fact that the developer thought enough of the community to put together a website to layout the basics of the project is a first in the city. When was the last time any of these developers went out of their way to do this? It doesn?t happen. Another first is the fact that the developer actually followed the Journal Square plan 100% and doesn?t require an amendment or a plan change is a first and amazing. I have no idea what the Councilman Borgiano is talking about, did he even look at the website. Its an ?as of right? project Rich!! They even define ?as of right? for you Rich. Read it. They spell it out for you; they followed the Journal Square plan. This is what you want the developers do, follow the zoning and the law. And when that do, we should work with them and support the project, not hem and haw!!

?Baldwin Place has excellent access to public transportation as it is located only a five-minute walk to Journal Square. The Square contains the Journal Square Multimodal Transportation Center, which serves 56,000 riders on bus and PATH train each day. It is the busiest non- terminal station in the PATH system and from this station; riders can reach the World Trade Center or downtown Newark in 11 minutes and Midtown Manhattan in 20 minutes.?

It always amazed me how JScare (soon to be back to JSquare) lacked the spark for development especially after reading the line?.? The Square contains the Journal Square Multimodal Transportation Center, which serves 56,000 riders on bus and PATH train each day.?

We have been let down for years and years and administration after administration. Finally things are getting ..mi mi mi...."started in Journal Square".
