Another piece of the yard, at Flushing Avenue and Navy Street, will be carved out for a 74,000-square-foot Wegmans supermarket, in an area known as Admiral?s Row, which is lined with sagging 19th-century houses overgrown with vines. Most of the decrepit houses will be razed, despite efforts to preserve them, and in the process graffiti-marked walls barricading this corner will also come down.

The above paragraph was taken from an article in the NYT about the Brooklyn Navy Yard. Maybe Wegman's is seeking urban locations.

Since the whole corporation went kaput we don't know if the Newport store was a contributing factor. Maybe for its location, this is a worthwhile model to continue.

A while ago, someone pointed out that two elevators would be needed because a single elevator from street to platform would bypass the turnstiles. I'm guessing this is an elevator to the platform and that we will soon see the turnstiles rearranged - just a guess.

Another pain in the ass: when I got an updated credit card from my bank my old one was canceled. Same number but different date and security code. PATH canceled my automatic replentishment and I had to start over. I asked my bank about this since it seems like this sort of faux-bouncing would be occuring millions of times a day. I was told that most organizations with automatic payments have updated software to recognize the change. My MTA card bounced too.

I beg to differ. If we are hot stuff it's because both of the A&P locations in 07302 were sold off while many remained unsold. The old Pathmark will become an Asian market which will add to our selection of fresh vegetables and fish even for those who don't use Asian ingredients. Yup, us peeps are really cookin.

That being said, I was brought up being told: Eat to please yourself, dress to please others (Grandma Anna 1880- 1975). So don't understand the bad mouthing of what others choose to put in their mouth.

The good father works for an organization that for centuries employed and subsidized artists and encouraged them to push the envelope. In the church's collection, nudity, torture and martyrdom are all represented, some images being very upsetting to me (I turn away from Saint Sebastian, for example). In addition, the good father has been well educated and like AJ Potter Stewart would know porn when he saw it.

Jane Jacobs and I congratulate you on the re-urbanization of your neighborhood. If you're lucky, this will encourage other small businesses to open. I can't help but believe that the small businesses in my neighborhood - 9 Bar, P&K, Prato, etc. enhance the value of my house and community.

Robin.

This is only applicable if you wish to have a tenant. I have no such desire. I rather be able to afford a place without relying or needing supplemental income.

Yup. The only thing worse than a tenant is a tenant who gets to use the garden of your mil+ house. In any case, at least in my part of the world, the renovations are all restorations to one family houses.
BTW - heating a row house is not terribly expensive, especially if it is attached on both sides. The roofs are much smaller than the equivalent area is for a ranch or two story, so less loss. Running an Energy Star window a/c in my bedroom (about 16x18) runs about a buck a night. Also, the requirement for flood insurance varies from lot to lot. I needed it for a building I owned on 5th near Jersey. Neighbors closer to Erie did not. I don't recall the cost being ridiculous, but this was a while ago.

Once you find the property that interests you the realtor should be able to supply specifics not ball parks. Owners usually provide their heating bills, etc. My own take on how so many 30ish couples are paying the downpayment is the bank of M&D. Many 30 somethings are now 5th and 6th generation middle class. Money accumulates across generations.

In anticipation of neighborhood groups developing a parking strategy for visitors, I have the names of two POCs for validated parking. The Morgan and Grove Pointe. If Aaron or any other restaurateur wants them just let me know or they can just walk over to the garages. It took me 10 minutes one day on my way to Shop Rite.

I always thought The Peter Principle was just a gimmick/catch phrase used to sell books. In 30+ years of working I don't think I ever heard it mentioned by people who mattered. Nor did anyone ever spend time looking for his or hers missing cheese.

In my situation, we were promoting engineers and attorneys into management positions. We developed and continued to refine a management training curriculum of classes, mentoring, team building, discussion groups etc. to assist the transition into management. I believe that is a model more or less followed by any modern American organization, from NGO to FFH.

Maybe Leonard will get a position at the Cornell Campus opening on Roosevelt Island and Penny will become a waitress there. By then the twins Enrico and Neils Hofstadter will be born causing her to be a SAHM, so probably not. I've never been to a CF, so I'll have to try it since I subscribe to Sir Thomas Beecham's famous quote:

Some people actually make a living doing exactly what you describe. This is particularly helpful/important when you own in an area far from where you live. In general, people who do a lot of AirBnB rentals (say, those who have three or more properties) or who aren't around enough to keep an eye on things (think someone in NY renting a place out in CA) have to hire a rental manager to help keep things moving along smoothly. My understand is that they usually cost around 10% of your rental income. Money well spent if you budget accordingly.

Yes, the stairs in my house are starting to become a problem for me (legs, not buttocks, which they keep thin and boyish). My house could probably generate a tidy addition to my income and I could retreat to a coop I own in Manhattan. I wonder at what point you go from small time renter-outer to a business with one being subject to taxes other than the profit/loss from rental property?

Does Air BnB report the earnings of people who rent out space?

Seems to me that the big issue might be tax evasion by the owners.
