yes it would make it a 3 fam. and i dont know where i'd be living yet, just somewhere in jc. i just dont know how the zones work. for example on my block there are only 2 fam houses... but when you get to the end of the block, there are 3, 4 and 5 fam houses.

hi all,

i'm looking into buying a 2 fam house in JC. i'm still in the relatively early stages of the game, but i had a question regarding renting out basement apartments. i've read many different pieces of info online, and i was wondering if anyone had any direct experience in the legality of renting one out

some stuff i've read:

- apt needs to have 2 exits and a large window
- needs to be registered
- needs to be in the correct 'zone'

how can i find out if a property i'm buying meets the requirements to be able to rent out the basement? the zoning dept? thanks

^agreed, but the beacon monthly fees are already pretty high. if canco has equally high fees, i'd at least like for it to have nicer / better amenities.

in the end, while they may not add value to the resale value of the property, they add to my enjoyment factor of living at residence A vs residence B. and if im paying for it.. i might as well enjoy / use what im paying for.

thanks for the info. to be honest, i wasnt impressed with the beacon's pool (although i suppose a small pool is better than no pool at all).

i'm not much of a baller (at least not in the sports sense of the word ) but the b-ball court sounds cool.

they do this in central and south america.. idk about overnight, but certainly for an hour or 2 when you park your car in the center of town. you pay a guy a couple of bucks and he'll "watch"your car. if you decide not to pay him, you can be sure something will be missing when you come back

i was off by a bit, but at least there's no run off. besides wasting taxpayers' money, what exactly would a runoff have accomplished? it would have been highly improbable for manzo to win in a run-off anyway

i cant see them taking it down, especially if theyve already invested $$ into it. im guessing colgate will pay up so as not to make a bad PR story worse. besides, the clock is iconic and thousands see it daily on their way to / from work, not to mention tourists on the hudson river boats. they should just bundle it into their advertising budget and be done with it

it's all in good fun. there was a similar incident in hoboken a few days ago, where 6 cops responded to a homeless guy in a park who allegedly had his hands in his pants. yes, 6 cops might be excessive, but i guess it's better safe than sorry. similarly, i appreciate the job the jcpd does and i would much rather have too many cops rather than too few (or none).

we dont really know what the manhunt in jc was about.. maybe it was an armed felon on the loose.. in which case the response was clearly appropriate.

addressing the topic; given JCPD often disproportionate response to crime, my guess would be it was someone who skimped on paying the fare on the light rail.

so basically, affordable housing as it applies to non-criminal, likely minority residents, is a no-go downtown and should be moved to the heights.

but affordable housing for artists (a la powerhouse), which are generally hipsters, and (probably) white, is ok downtown?

i never understood the disconnect (not just on jclist, but in general) regarding the PAD. either i didnt understand fully how the deal with the PAD was set up - my understanding is you had a bunch of poor artists living in the area, and then the whole area was being redeveloped into expensive housing. as part of the deal, the artists were given low rent apartments so they could stay in their homes. this is ok by most or all who read about it.

on the other hand, you have poor, mostly minority residents of an area, which also gets redeveloped into expensive housing. it is not ok for them to remain in their downtown homes, and should be shipped out to other parts of the city because 'well that's just the way it works - they should go make more money if they want to stay there'.

i agree that people in public housing shouldnt have large animals period (heck, even some luxury condos outright ban all pets, why not the PJ's?)

however, it seems that this ruling was too rushed. imagine if you grew up with a pet and raised it and cared for it for 5, 6, 10 years. then out of the blue, you get a notice that you have 48 hours to get rid of it, or else (___ ? im not sure what the repercussions of this law are? do they get evicted? fined?) at the very least i would have hoped they would allow the dog owners enough time to relocate their animals.

comeon, i see a dozen dog walk threads a week.. im sure many of you out there must agree with this viewpoint.

i agree... besides, every restaurant i've been to in mexico (on the coast as well as in the capital) has had guac as a side dish... not to mention straight up avocados in the dishes themselves. i never understood why taqueria claimed otherwise.. oh well.

I know it is I meant to say North. My point is that area is and always was Downtown some of the newer residents that don't want there neighborhood to be associated with the Booker T projects and New Houses (housing complex near Booker T) like to say it isn't Downtown. The same people usually try and say the same thing about the area around Holland Gardens. I bet if these areas were bulldozed and were packed with condos or brownstones they would all of a sudden be considered Downtown again.
