That building takes up an entire block. There is no way this store/factory will be larger than 30% even when combined with the Subway and GNC on the Grove side.

That's really interesting, Terrence. If you haven't already, you should take a look at the information in the KK annual report. The long term outlook is this;

As we consider the Company?s future growth opportunities, we expect to transition to a more franchise-based model domestically. On the international side of the equation, we are already 100% franchised.

Essentially, that means that KK is moving away from the Company Store concept (that includes their factory stores - which bake product on premise) and are moving towards franchises.

Factory store definition: Factory stores have a doughnut-making production line, and many of them sell products to on-premises consumers and through CPG channels to approved retailers of Krispy Kreme products to more fully utilize production capacity. Factory stores also include commissaries which
serve only CPG customers. Satellite shops, which serve only on-premises customers, are smaller than most factory
stores, do not have production lines, and include the hot shop and fresh shop formats.

Is that exactly what the downtown JC location is getting? Pages 5 & 6 give a good definition of what the factory concept is and the square footage per store.

This is Jersey City where all is for sale.

Paulus hook had a six story height limit. Gone!
Downtown had an arts district without residential buildings. Gone!
Jersey City has legislation prohibiting chain stores. Gone!
These are off the top of my head I'm sure there are many many more to cite.

JERSEY CITY -- The City Council has approved a controversial ordinance proposed by Mayor Steven Fulop's administration limiting chain stores in the Downtown section of the city.

The ordinance would limit chain stores to a maximum of 30 percent of ground-floor commercial space in Downtown buildings, although some portions of the Waterfront -- including Newport -- will be exempt.

The council voted 8-1 Wednesday to approve the measure that adopts "amendments to various redevelopment plans to add formula business restrictions" despite numerous pleas against the ordinance from audience members at the Wednesday night meeting. Ward C councilman Rich Boggiano cast the lone dissenting vote.

"This is a solution in search of a problem," said Aaron Morrill, co-founder of Civic JC and owner of a Two Boots franchise pizzeria in Jersey City. "The notion that chain stores are going to come in and run mom and pop stores out of business is wrong."

Ward E councilwoman Candice Osborne, who represents Downtown, disagreed.

"It's completely reasonable for the city to say what types of businesses we want to have in a certain area."

The ordinance defines chain stores as those having "multiple locations within the region that exhibit standardized characteristics such as logos, menus, store decor" and more. Grocery stores will not be affected by the ordinance.

Ward D councilman Michael Yun, who voted in favor of the ordinance, joked that he was happy the restrictions were slated for Downtown Jersey City, and not his district.

"Come to the Jersey City Heights!" he exclaimed, inviting chain stores to his part of town.

Ward F councilwoman Diane Coleman also welcomed chains to her neighborhood.

"We have a lot of space on MLK Drive," said Coleman.

Audience members were overwhelmingly against the ordinance.

"The mayor's job is to run the city, not be the nanny of Jersey City," said Yvonne Balcer, a Jersey City resident and frequent presence at council meetings.

"It's a bad idea to restrict business," added Daniel Sicardi.

Fulop will sign the measure within 10 days of the council's vote and it will take effect 20 days later, according to the City Clerk's office.

The new rules were first approved by the Jersey City Planning Board in early April before moving on to the City Council.
