Yes. We know. We're professionals. That permission is called a "rental application" where we asks explicitly for permission to run the credit report.

It didn't sound like the original poster knew that. Maybe I'm wrong, but it reads to me like he/she said they were going to run the credit based on a SS# provided, not that they had permission to run it.

Mrlandlord.com is $10 for credit and $15 for credit & eviction. I've never run criminal, if I think someone might have a criminal record relevant to being a tenant they're not getting an application.

Accurate Credit Bureau is great. They have something called landlord preferred and it provides background and credit check for about $30.

They have a standard application that you can use and you send in the application to get the credit run.

Fast turn around too. You have to sign up with your license.

Hope this helps.

It's against the law to run anyone's credit based upon their S.S.#. You have to have written permission from the person who's credit you're running. I heard about the locked cabinet where you keep the reports but I didn't know about the shredder and an on-site visit. I thought they only did that if there is a complaint filed against you.

It is the same for all background check firms. I declined to go through all that and just have a pass / fail based on credit score.

I am a new landlord, and first time to rent out my apt. Will you please recommend a reputable web site or an agent I can run my tenant's credit based on provided SSN?

Thanks a lot!
