Airbnb partners with Jersey City apartment developer to offer home sharing services to residentsREAL ESTATE WEEKLY -By REW • May 25, 2017 Jersey City Urby today announced a major collaboration with Airbnb that will make it the first new building development in the tri-state area to take part in the home sharing marketplace’s Friendly Buildings Program. Residents of the new rental development located at 200 Greene Street in the Harborside neighborhood will be allowed to share their apartments on Airbnb by renting out a private room or an entire residence for up to 30 days per year. Jersey City Urby’s Airbnb guests will have access to apartments and an array of communal spaces, as well as a program schedule developed for tenants that will include classes, events and unique experiences. Through the Friendly Buildings Program, Jersey City Urby developer Ironstate Development will collect a portion of the money residents earn by hosting on Airbnb. Jersey City Urby, which launched leasing in March, views this program as an additional amenity for tenants who can use the home sharing platform to offset rent while maintaining transparency with the building manager.

The 69-story building with cantilevering floors, at 200 Greene St. in Downtown Jersey City, has opened its on-site leasing office and launched its initial phase of leasing. All the talk about soul and creating a vertical neighborhood is just bullshit marketing by the developer to try and make his smaller units more appealing and to try and differentiate his boring generic apartments from the hundreds of other boring generic apartments springing up throughout the city.

I agree. The stepping, though subtle, adds a lot of visual interest to the building - much more than I originally thought. This building is using a similar facade system as the horrible tower on Columbus next to the path station and you can see how big a difference the ins-and-outs make.

Not really sure why these buildings are getting such hell just because they look different. I think it will be an interesting addition to the skyline and a lot more exciting to look at than the cookie cutter brick boxes going up which are a dime a dozen now. Maybe when all three are up, itll make more sense in context. Or maybe just dont look at them if it bothers you that much.

Anyone know what the average square footage of the units is going to be? I've seen them described as "micro units" and "workforce housing" in a few articles...maybe around 400 sf?

Here's another look from the architect's website. The pretentiousness of the text is amazing (architects and museum curators have their own language, loosely based on English). For me, the interest in a building is almost always confined to the ground floor - where I am most likely to interact with it. That being said - the three towers will definitely not go unnoticed on the other side of the Hudson. For better or for worse.

I actually hate the renderings, and everybody I have shown them to hates the design as well. Is that the final design? I like creative architecture but I think this looks very bad, and multiplied by 3 it's horrifying.

I'm praying to God that if they do build that first building, they stop there. This design looks like an enormous stack of dirty garbage piled way high. Is this really the best thing they could come up with for their $33 million tax credit? Ugh. Here comes the end of Jersey City's skyline...
