Sheesh, why so nasty? As an editor, I'm pretty confident my reading skills are sky high. And to your argument: sure, annual increases are limited to some extent for existing tenants but when tenants change, rent can increase as much as the owner wants, which usually brings the rent for that property inline with market value, which is based on the area's property taxes (among other factors).
you call that nasty ... geez ... i was just pointing out a small conceptual error ...

essentially, if you are a small landlord, you are facing some financial constraints considering (a) increasing water cost, (b) higher overall utilities, (c) the financial impact of potential tax reassessment and realignment, (d) increasing monthly amortization due to higher interest rates, and (e) and so on ...

not all (small) landlords make a considerable amount of money on a rental ... i'm not saying that we should "feel their pain", but reality is that some of them suffer ....

and to your argument - if you are consistently underpricing your rentals, you are reducing the financial incentive of your tenants to move ... as long as they are rational from an economic sense

Also should note that the Hudson County Board of Elections website's "Find your Ward and District" page was not working most of this week so I couldn't figure out if my polling place was changed.

Though even now that I'm looking at it, it says I'm in District 14, when the map at Grace Church said District 12, and I wasn't on any of their polling books. Something's not right here.

Went to my normal polling place, and my name wasn't on the books (I guess because of re-districting). Asked where to vote, and nobody knew. They called the board of elections, and nobody picked up. Took them a while and a lot of cajoling from me to just let me cast a provisional ballot. What lunacy.

When the Jersey City political establishment told us we would be lucky if we won 1 of the 3 Board of Ed seats tonight, our team and you shrugged it off, knowing residents are smarter than pundits.

When the newspapers said that only one demographic or geographic region of the city would support the "Parents For Progress" ticket, our team forged ahead, believing government that puts residents first has no borders.

When the Board of Elections relocated polling places in our strongest districts to make voting difficult, we believed the Jersey City spirit would adapt, overcome and show up at the polls.

And when nearly all elected officials were stacked against our team, we remembered that even though they are supposed to represent their constituents, elected officials don't always speak for the residents.

I am writing this email late tonight to say thank you! Tonight, Jersey City voters spoke with loud voices and what can be heard all over the city is the sound of progress. Tonight the Parents for Progress ticket won 6 out of 6 wards, and the slate made a clean sweep against very strong oppositional headwinds.

With the completion of the superintendent search on the horizon and the Board of Ed's commitment to making every district public school in Jersey City a safe, successful place where kids get excited about learning, I know the new members have their work cut out for them. Tonight, thanks to you - Vidya, Sangeeta and Marilyn have the chance to make Jersey City schools not only a model for urban education in NJ, but an example of excellence for the entire country.

how do you figure renters don't pay property taxes?? Don't you think rents and rent hikes are in direct correlation with property taxes and property tax hikes? By your reasoning, Jersey City rents should be much much lower.

Jersey City BOE candidates backed by Councilman Steve Fulop claiming victory in school race

Three Jersey City mothers who campaigned as the "parents for progress," and were endorsed by Ward E Councilman Steve Fulop, are claiming victory in tonight's school race.

With over 80 percent of precincts reporting, Vidya Gangadin, Sangeeta Ranade and Marilyn Roman are crushing their main competition, a trio of candidates who had been endorsed by Mayor Jerramiah Healy and the powerful teachers union.

Roman is the lead vote-getter, with 3,613 votes, followed by Gangadin, at 3,404, and then Ranade, 3,087.
Gerald Lyons, a Hudson County teacher endorsed by Healy and the teachers union, is coming in fourth, with 1,660 votes.
Campaign supporters tonight framed their apparent victory as one over "the political machine."

Gangadin, 41, is a financial analyst who ran and lost for a spot on the Board of Education last year. Ranade, 37, works with the New York City school district on energy-efficiency issues.

And Roman, 76, is a retired teacher and former interim mayor of Jersey City, taking over in 1991 when former mayor Gerry McCann was convicted in a savings-and-loan scam.

Gangadin, Roman and Ranade certainly had the financial upper-hand: the slate reported raising roughly $28,000, while none of the other five candidates reported raising any.

The day was dominated by complaints from many Downtown voters that their polling places had been moved at the last minute, and that poll workers were in some cases unwilling to help them cast their votes.

Hudson County Board of Elections Michael Harper on Monday urged voters who may have been given sample ballots with the wrong polling place listed to vote with provisional ballots at their normal voting location.

But voters told The Jersey Journal today that they had to fight with poll workers to vote using provisional ballots. Debra Mason, a Fremont Street resident, said she was told to vote at Fire Headquarters on Marin Boulevard, even though her residence, the Booker T. Washington public-housing complex, has its own polling place.
