I agree. Craigslist has de facto become a replacement for local newspaper ads, much to the paper owners horror. A large proportion of the rental ads are from brokers. Why would they not go where the affluent eyeballs are? That LeFrak is late to that revelation is no surprise, they seem to prefer to make their own little world rather than respond to feedback of any sort.

Well it was 4 years ago so I don't remember exactly which ads I saw where, as I used many sites including Craigslist, apartments.com, rent.net, etc. Honestly I don't see it as a big deal that these luxury apartments are being listed on Craigslist as opposed to any other site.

in all of my time living in JC and perusing real estate ads on craigslist.org i have never seen these places listed, personally.

are you saying that you have?

i consider ads by management on craigslist for this level of housing to be rather humbling.

But has there really been an *increase* in these ads? I remember seeing a lot of ads for apartments in those buildings even 4 years ago when I was first moving to JC. People move in for a year or two, then the rent increase becomes unaffordable, and they move out.

But I do agree we need more moderately priced housing.

there are lots of ads for rentals on craigslist.org for units in avalon cove and portside, and while these may or may not be considered newport proper, they are waterfront luxury properties and should be a possible indication of where the trend is heading.

if the city and developers invested more time and money supporting affordable, moderately priced housing, they would see that there returns would never sour because people always look for decent competitively priced places to live.

I meant that their most recent rental buildings are almost ten years old, the Towers of America having been completed 1999, 2000 and 2001. Yes, indeed the other apartment towers are even older.

Well, I was thinking that Newport is starting to age pretty quickly (and not well). If you think about it, the last few buildings they built were offices, and the most recent was condo, which means all of their rentals, the bread and butter of the LeFraks, are nearing 10 years old. Meanwhile, Grove Pointe and Columbus added 1000 rentals to Jersey City, are brand new, and have much better amenities than Newport. But anyway, I was just wondering if I was the only one to notice the ad blitz or not.

I saw an ad for Newport rentals on the PATH one evening a few weeks ago. I think those vacancies are rising, or at least the LeFrak organization is expecting them to, and is trying to stave off a huge jump in them.
