We have heard mixed reviews about Smart Start.

Thank you all. We got responses from an architect that is helping us.

For the record, we are able to live in the property while all the paperwork is going thru.

Correctly stated, we are not changing zoning as our zone allows for multi and single family residences.

Correctly stated, we need to ensure there is only 1 kitchen.

Correctly stated, we would need CO detectors per R1 building code.

All in all, it would take about 2-3 months (worst worst worst case).

Has anyone purchased a property and gone thru a zoning change ie from a commercial or multi family to a single family? Did you need to get a CCO (continued certificate of occupancy)? Did an architect need to sign and seal drawings?

I am considering a property which is a multi family and want to it to a 1 family.

Mostly looking to understand timelines and procedures. I called the the Building Department but they were not helpful.

Can anyone guide me on what permits are needed for kitchen renovation? We are not moving any plumbing or gas but are doing a fair bit of electrical work. What do permits typically cost and do we need a permit for plumbing, electrical and cabinets? Any leads would be helpful.

Block party was great, and yes to an extent retail is good, however, brick and mortar retail does not do as well as e commerce. Restaurants occupy retail locations and if they are successful don't have competition from e commerce.

Does anyone know what is going into the old sleep cheap store on Newark Ave? It's a massive space and I was curiously looking into the window today and saw a bunch of succulents and plants being stored. Is that store being converted?

While on the topic, anyone know anything about Hard Grove Cafe? Are they completely out of business or looking to open in a new spot?

Personally love GPs and Battello. Neither are within your budget or distance to the waterfront (hmm maybe Battello has a walking area), but the food is pretty decent at both. If you want a "nice" dinner spot, you could also go to Satis or Light Horse Tavern. I personally LOVE Satis but both are great spots close to the Paulus Hook waterfront.

This area has so much potential. Wide open space to build just about anything (other than hair salons, nail salons, condos or pizza places!).
Why not utilize this space to make a park or something else that services the community? Maybe open a community center?

I know JCMC has an "urgent care" type service at their ER. At one point, they charged only a regular copay (not the ER copay). Not sure if this is still true.

You can make appointments (online) to visit the ER instead of waiting the 4 hours.

I was trying to drive thru Hoboken to get to JC via observer highway; it was lock down by the cops. When we asked what te deal was, we were just told that it was closed (Observer Highway that is) and that we needed to drive thru North Bergen to get to Journal Square.

Does anyone know what happened? There were hazmat vehicles all over. Was this a scheduled closure?

There's the Indian food truck that makes them for $5 a pop. He's around in newport a lot but at grove street on Friday nights. I can vouch for his chicken 65 kaathi rolls! Amazing.

There's a place on Newark ave in little India called Bombay Talkies that does good rolls as well. Check them out.

Kathi roll company in the city (midtown or village area) is ok. There's a few in on macdoogal right now that are far better. But then again, you need to try them and see if they are compatible with what flavours you like.

Agreed! What really is in a name?!?! As the saying goes ... a rose by any other name ...

We should have our own identity, agreed, but just like Queens or Staten Island, JC would be insignificant if it wasn't almost attached to Manhattan. Let people call it whatever while we (re)establish our own identity.

I truly don't want to beat a dead horse (this debate has been going on for a very long time!) but shut down the POS Pathmark; plenty of existing parking, already set up for a grocery store and is accessible by car to people that drive (next to the high way), accessible to people by light rail (by the hospital). That area is in some dire need of rehab and an anchor such as WF will assist with just that.

The farmer's market should be on today (they usually cancel on rainy days). If they are on, your best bet is to go to one of the stalls (I think it might be Stony Hill Farm). They are at the Grove Plaza today.

There's Sugartown as well (near the Brownstone Diner) which I think is closed on Mondays.

For things other than pies, Carmen Rosa is hands down the best bakery in town. Extremely well priced and absolutely delish!

That is partially correct; PUBLIC projects are definitely union only. Private developers on private jobs are free to use open shop labor or union.

Burj Khalifa is a private project built by a private firm with private funding. Same with BoA. Even though it is in NYC, they can chose to use non union labor however most large companies do not as they do not want bad PR.

Bulldoze the parking lot. That's a real waste of space. Incorporate parking into the new structures that are going around the mall. The mall could potentially stay, it's not the worst even though it's not the best.

This is good idea as long as it's done with good urban planning in mind. It will somewhat connect three standalone residential areas that will be connected via foot traffic (Hamilton Park, DT and Newport). Hopefully the retail that the developers are targeting are small time businesses; we already have enough chain stores at the mall. But then again, any retail will be a boost to the area.

As for the PATH perhaps there would be consideration of having 2 JSQ 33rd street trains to 1 HOB 33rd street train. It's a quick and easy fix. Well "easy" as long as someone at the PA can see that a larger population in JC warrants that.

Actually, yes. I am. I am a general contractor and engineer. There were many odd things about the design and layout of the apartments.

IMO they were built cheaply, without any real thought and are selling for more money than they are worth. Just gives us "good" contractors a bad name.
