Didn't de Blasio just close portions of the roads in Central Park without any sort of vote?

Yes, strong labor unions must be the problem. It explains why Europe has such crappy infrastructure....
Blaming unions is lazy. The US has all sorts of political and structural problems above and beyond unions.

I do not know how long the doctor has been there but behind Duane Reed was a parking lot that the public used for years. It is no longer there due to development.

There is now a parking deck that is available.

Places that are more bar than restaurant.

Keyhole
Dullboy
LITM
Barcade
Zeppelin Hall
Surf City
Lucky 7
White Star
9th and Coles
Bright side
PJ Ryan's
6th Borough
Pint
Hopscotch

I probably missed a few. Anyway, I think we're doing OK with bars.

Skinner's has rooftop alfresco dining already, maybe they don't need more outdoor space.

This is the likely answer, not that they don't need it, but that all the other restaurants now have more outdoor space and can compete with them.

Whether it needed to happen or not the idea that a politician can bargain for a contract say "If you give us this we'll give you that" then completely bail on their side of the deal leaves a bad taste in my mouth.

If you have no intention of every paying for your side of the deal then don't make the freaking deal. It is bad faith bargaining and it hurts real life people who make plans based on what their employment contract says.

What rest of the block!? The whole area between 8h and 9th Streets (between Manila and Marin) is ringed by tall buildings. And, across from this location is the god-awful looking Newport parking deck. I am really, really baffled by people's seeming opposition to what would essentially be the beginning of the end for the bad 80's policies that allowed certain design/building choices to happen.

There is no neighborhood to speak of when you are talking about Marin Blvd North of 2nd Street. Is either fences, or parking lots, or nothing. I am glad to hear a developer is already approved for that block between 8th and 9th. With any luck, the JCFD HQ structure with 70's government building aesthetics will be gone soon, as well.

Um, 8th & 9th in no where near CC and Barrow. Are we talking about different buildings? I must have missed something in the thread.

Yup. I like almost all of the new towers going up, but this is ridiculous. Not ever vacant lot needs to be a tower. Somehow the poor slob will have to make money on 5 stories of $800k condos instead of 18.

But did the PA cut service by 14% or shift service to different stations? It is an important distinction.

The 33rd street line is currently at capacity. Adding service simply isn't an option in the short term. Adjusting service so you add to areas that are crowded at the expense of areas that are not crowded makes sense. It's the first logical thing I've seen them do in forever.

FWIW, I looked at the schedules and JSQ is 4-5 min between trains to Hoboken's 7.

Whose crowing about anything? I simply pointing out that you said the hellhole Chicago 'has become'. 'Has become' has a connotation that things have gotten worse in Chicago, and that is simply not true, unless your time frame for 'gotten worse' is the late 60s.

Chicago clearly has issues, and it not nearly as safe as many other large cities in the US, but those issues aren't new and haven't been getting worse. They also haven't been getting better in the last decade, which is certainly a problem.

There is SO MUCH WRONG with your post. There is no such thing as a successful program to reduce gun violence in Chicago.

Just this past weekend, they had 47 people shot and wounded, and 2 homicides. That's 1 person per hour. You call that a success?? If anyone wants to see what a hellhole Chicago has become (which shows no sign of improving, or abating) check out this site, which is tracking the mayhem in the Windy City:
.

And yet that hellhole is not even in the top ten in the US, nor is it really getting worse (kind of stagnated at about the same level in 04 and half of the highest rate, with '12 ticking up a bit but subsequent years back down to that 04 baseline).

Saying it's become a hellhole is a bit inflammatory when it's hovering right around the lowest murder rate it has had in the last 45 years or so.

Chicago has a lot of issues, but it's hard to make the case that it has been getting significantly worse in recent years.

Yeah, I guess but I don't see P&K and Tendershoot bitching about the farmers selling produce, which is pretty obviously competition for them.

At the end of the day, a good market drives foot traffic, foot traffic drives business for everyone. It's why it's better to open up a restaurant on Newark (even with all the competition) than it is to open up a restaurant at Jersey and 5th. You want people in the habit of hanging out in the area. A better market gets more people in that habit.

I think this project tops Atomic Wings for best potential business that was under construction forever and never opened.

I don't think permits were the real problem with Monty's, I think he tried to do it mostly by himself and didn't have the time/ability/cash to pull it off.

I'm of two minds on this sort of thing. On the one hand I don't know how so many people have enough money to buy RE at these prices, on the other I look at the RE prices in large cities all over the world and the prices here are cheep in comparison (yes, even NYC prices).

So, I just don't know.

See, that's funny. I like White Star better (not for brunch though), but I consistently have much worse service there than at Hamilton Inn. They often have basically two people running the whole place and they spend their entire time behind the bar.

Don't get me wrong, Hamilton Inn is incredibly disappointing as a restaurant, but as a pub I think it's fine.

Oi, this place is brutal. While I fully agree that Hamilton isn't even a JC top brunch spot the reviews here are pretty harsh. The brunch is decent, the dinner is OK as long as you stick to the pub food.

I wouldn't go there for a nice dinner out, but for a drink and a sandwich/burger/tacos it's fine. I've never noticed any problem with the service and I've been there a lot (live in the area and am lazy).

However, JC is kind of unique for a city this small to have 24/7 mass transit, even as shitty as the PATH is. It is non-stop so you can get by without a car. But as long as there are giant box stores in downtown, there will be a ton of people who need their cars here.

It's all relative, in the US the avg household has ~2 cars and JC is way below that.

Assuming those numbers are correct what you have is roughly 12,800 cars for 17,000 residences, or about .75 cars per residence.

Count me as another who doesn't believe this article for a second. There is absolutely no way the average apartment in all of Hudson County rents for $3,000 a month.

New buildings sure. New and old buildings on the "Gold Coast," maybe. But zero chance all buildings in Hudson County average out to $3,000 a month.

In case the article writer didn't realize, Hudson County is a big place. A lot of it is dumpy and crappy. When you have huge swaths of land where the average rent is $1,500 or less (and those are the fine areas, not the dumps where rents are lower), the other areas would need to average $4,500+ to balance out to $3,000 for the whole county. Not a chance.

Well there's a couple of things i can think of that would skew things.

First, lots of people who renting old crappy apartments are staying in old crappy apartments and not moving around. These won't show up in the stats. People in the big pricey buildings tend to either move on or buy a place, either way they churn.

They are compiled by a brokerage firm. You're more likely to have an actively listed apartment that they can track if it costs more money. Cheap apartments are less likely to have an agent list them.

Rentals in DTJC are going nuts as we have discussed many times on these threads, but can the area truly be said to be "booming" if all the new construction, and consequently demand, is for rentals?

The article does not mention condo/coop/single family development at all, and while Fulop touts the 8,000 new units that will open up in JC in the next couple of years, I understand that almost all of them - if not all of them - will be rental buildings.

I'm interested as to why none of these developers are going for condo construction versus rentals - why is that? I would think operating a high rise rental building is far more lucrative in the long run than condos, but are there other factors at play here?

It's mostly financing. It is much, much easier to get a loan to build a rental than a condo building.

This, I agree with. I believe this is the lot adjacent to the "Burke Bros Garage" building. There's no need to 7 stories there, but I can see giving them the same height as the the building next door.
