There is no reason to go through Mandalay's property to access the boardwalk - there is a public walkway between Crystal Point and Mandalay.

I wouldnt be surprised if everyone agrees to sell. This is happening a lot lately downtown. Make sure you hold out for a good deal and get a good lawyer.

I heard of quite a few instances lately where Animal Control is called after hours with no response.

Technically those after hour calls are supposed to go through the police department or a call center but somehow they are not. When asked about it, Animal Control has no record of any calls coming through.

Has anyone had similar issues?

In my building if you move yourself you dont need insurance. But double check on that.

Is this for a new property you are purchasing? I ask because I get a letter every year from my lender asking for info on flood insurance on my entire condo buiding. I just need to supply them with the information but dont have to actually get my own flood insurance.

The way it was told to me was that none of the units in Gull's Cove would be safe. All had potential to lose the views. It was unfortunate because I liked the way the building was constructed and the layout of the units.

None of this surprises me. If you owned the land, wouldnt you try to make it as high as you could? A few years back I looked into buying at Gull's Cove and the onsite agent was very open about views of the building being blocked by a number of proposed projects.

I went on Friday and thought it was great. I didnt eat there but took a look at the menu and it was a good selection plus very reasonable prices. The manager said they would be offereing happy hour from 4 to 7 with half price tap beer and appetizers.

Hoboken, New Jersey-October 24, 2013-Ironstate Development Company and Mack-Cali Realty Corporation (NYSE: CLI) announced today that their URL? Harborside mixed-use development in Jersey City has been awarded $33 million in tax credits from the New Jersey Economic Development Authority (NJEDA).

The $291 million development, the first phase of a project that will feature three residential towers along the Jersey City waterfront, was chosen under a competitive solicitation by the NJEDA as part of its efforts to encourage significant redevelopment in urban centers and to support diverse business expansion and retention in the garden state. The joint-venture partners will break ground later this year on URL? Harborside (Urban Ready Living?), a multi-phase development that will ultimately include three residential rental towers, ancillary retail space, and parking. It will add a vibrant housing component to Jersey City's Harborside, Mack-Cali's waterfront "city within a city" office complex. The first phase of the project will consist of a 69-story tower with 763 apartment units built on a parking pedestal.

The innovative design of URL? Harborside allows for tremendous living density in a small footprint. Residents will enjoy contemporary living spaces, on-site amenities, breathtaking Manhattan skyline views and convenient access to adjacent mass-transit options.
