Depending on what a ton is... depends on what you should do. If it is a houses worth, you might want to rent a truck and bring it to a dump. If its just a bunch and not to much, throw out a few pieces every garbage night until it is gone.

It actually appraised over. The reason he had to remove the clause is because there was a stronger buyer in the picture. Meaning a buyer willing to place more cash off the bat on a transaction.

Ultimately, I believe that everyone deserves to place their property on the fair market to see what the true value is. However if the seller feels more comfortable doing it on their own it is their American right to do so.

Ultimately the decision is yours. If you are willing to face the possibility of an appraisal deficiency and be responsible for the difference that the lender is willing to give and what you will owe than you might be willing to exclude this from the contract. However if you may not be able to, or might not be willing than insist on keeping it in. Because the market is starting to tick up there might be instances where the lender will not value the property at its current market value, and this will kill the deal. Hoboken was seeing this happen a lot in late April into early June. People would have to come in 30 to 35 percent cash. Out of the last four deals that I have been a part of we only had to do this once. The one that did need the wave in the contract was in Hoboken, while the two that were located in the 07302 (Downtown JC) did not need a wave in the clause.

My friend from Brooklyn was in town over the weekend, and we ate at Rustique. He went on to say it was the best pizza he ever had.

In case not everyone knows, it is under new management... Pizza is still great, however I do miss the married couple going at it.

Hi all,

Am I the only one that is having trouble with how the garbage is being picked up?

I suspect that possibly one of the people living in the building is not recyclying correctly, or someone else is using our trash can. However in the morning it seems it was purposely thrown all around.

Going forward i plan on filming the pick up, just to see what is going on.

As always any feedback is appreciated.

The Jersey City Police Department bomb squad turned out at 500 Baldwin Ave. in full force yesterday.

But a grenade discovered in the living room of a first-floor apartment turned out to be a dud.

The apartment building, which has been vacant since December, is undergoing renovations and a construction worker spotted the device around 9:45 a.m., police said.

The bomb squad along with the K-9 unit arrived by 10:28 a.m., and residents in adjacent buildings were evacuated as a precautionary measure, police said.

Members of the bomb squad removed the grenade from the building, located near Waverly Street, and transported it to the Jersey City Police Department Pistol Range, where they discovered it was inert, officials said.

Several intersections near the building were temporarily closed.

I would never rent from someone with bad credit. I have heard too many nightmares. If I was a landlord your current Paycheck would have to be double the rent per month after taxes. Anyone can fall behind on bills and credit is a scheme that anyone can lose the game on. However as a landlord, responsible for mortgage payments, it is an issue that could keep a person twisting and turning at night if their tenant starts missing payments...

Like was said before, find an apartment that you can afford on paper, use the extra money as a nest egg and help your bf rebuild his credit.

Being a person of Brooklyn decent I suggest restricting yourself to 07302. With that being said, visit www.zillow.com and search by zip code and the amount of families that would suit you? The recent sale data on the site is the gem on the site and should give you an idea on how much you are willing to spend. As you know you will need at least 20 percent down as well as closing fees. The big trick is finding a reliable tenant or tenants depending on the amount of families the building is. Good luck.
