I think chain locks are mandatory on all 3 plus family apartment units. Also are you a clean tenant or a sloppy tenant that cant figure out why there are insects in the apartment.

Make sure you have everything documented. Did the city give a violation about insects in the unit that needed to be addressed? If so you might not have a case.

Does the landlord do monthly exterminating or have you recently complained about insects.

Regardless landlord should have called you and notified you prior to entry but if any of the aboce is true you might not have a strong case..

If tenants are waiting for the bottom to fall out they are going to be in for a shock when landlords start walking away from buildings and they wonder why there is no heat or running water. This has happened before in the 70's and 80's. A recession sucks for everyone.

Although I do agree most builders build ugly cookie cutters , there are some builders that have some decent taste.

I noticed the nicest cookie cutters have balconies off the back onlyand arched windows in the front and natural color brick. Not that gross pink or white crap.

The cookie cutter style building has a great interior floor plan and is highest and best use for a 25 x100 lot. The althernative to these layouts would be to allow variances so real builders could come in and build condo buldings like in Hoboken. Many would object to that as well.

xerxes do you think a yuppie living in trump towers is going to send their kids to JC public schools?

Tax abatements are usually 5 years to residents and are only 20% off the total .example instead of paying $10k per year they are paying $8,000 per year.

The problem with hudson county is approx 40% of the city's population receives govt assistance and they dont pay into the system but their kids make up almost 80% of the school system.

Yuppies dont send their kids to city public schools. Look at the demographic of hoboken which is 90% caucasion. Go to Hoboken High at recess and tell me what the make up of the school is.

This is called a reality to check to all the libs on the board. ever hear of N.I.M.B.Y.? I'm for giving away everything as long as it's NOT IN MY BACKYARD.

I also have a conspiracy theory that maybe NJ is looking for a govt bailout like detroit recently did. Corzine will have pull with the new administration.

Brian_em glad you love your job, evicting a tenant is like firing someone it does suck and fortunately i've never evicted someone because of a financial or health situation. I've only had to evict dirtbag types and yes I enjoy that thoroughly. Call me crazy.

Brian_em let me guess you were brought up by communist parents? What did I say that made me lose my soul. the fact that I am a smart real estate investor that buys and holds investment properties for a long period of time? or the fact that I provide housing for tenants like yourself that don't want to own and in turn a portion of your rent goes to pay my mortgage taxes insurance and maintanance?

If you ever talk real estate with oder people they will tell you "I wish i bought it and I wish I never sold it".

In a year or two condo/home values might be cut in half but I guarantee you rates will be significantly higher (which means your monthly expense can be the same as if you bought a much more expensive condo /home/investment property with todays rates) and the loans will be nearly impossible to get.

I've bought a majority of my properties 4 or 5 years ago and am looking to start unloading or condo converting in about 15 years. I think ill be ok but thanks for hatin the playa.

Alot of haters on this thread. Some of you sound like my certain relatives and friends that think because real estate is down im losing my shirt.

I've never thought of condos as particularly "good investmemnt properties" but it sure beats paying someone elses mortgage.

keep renting and paying down my mortgages, lets compare net worths in 10 years. Thanks

If rentals are slowing its because tenants are sitting tight rather than entering new long term leasesor moving out of the area entirely.

The recent job cuts might have an impact but how many jobs in JC were really lost. Also this would have more of an effect on the higher end units.

I would think with less people buying and more concern over the bottom line, these tenants would be jumping all over the lower priced, less luxurious units.

I have a couple of lower end vacanies of my own but have been getting some calls. I've been asking and it seems that my places are priced right to the market.

I've had this problem even in good markets.

I also have a tenant in a high end unit that has been trying to get a loan for months to buy a condo. They were supposed to move out 2 months ago.

At the end of the day people need a place to live unless we go into an all out depression I think we will be ok.

Is this article a joke. The management company/landord isn't repsonsible for installing alarms in any state. This is just another pathetic "landlord is evil" story.

Is she paying rent is or is it the taxpayer paying her rent?

The reason landlords aren't reponsible is because there is no way they can monitor alarms. Its much easier for the tenant not only to test but also replace batteries.

I can't tell you how many times tenants either take the batteries out for their remote control or because it beeps.

It's a shame she can't do it herself but a neighbor,friend or relative should help but don't blame it on the landlord or management company its not their reponsibility.

Jersey Journal reporter your a spaz if you can't replace a battery, who changes your light bulbs?

you sound like a very unstable person. shooting yourself by accident? something tells me you have never shot a gun in your life. Take a gun safety course it will ease your fears. Ironically, all my anti-gun friends have never even shot a gun.

Shooting people who tick you off on purpose? You shouldn't have a firearm. Come to think of it you shouldn't drive a car or keep sharp objects in your house. You're bound to hurt someone.

I wasn't there so I don't want to guess what happened but if he was jumped without even knowing it was coming, thats called poor situational awareness. Some have better situational awareness than others.

I have friends that walk around JC and Manhattan with Ipods on at night. I tell them they are targets but they insist that if something happens they'll call the police on their cell phone.

the gun buy back programs have had little or no success in any city. the hardened criminals will not turn over their guns for $250. It's another feel good liberal program.

I cannot believe I'm saying this but I agree with Greenville. when I went through the gun permit process in Jersey City it took me 10 weeks and intense screening before I received my permit.

The gun store also had to verify all the info from the State police and FBI background check.

I have no problem with the process its just that background checks take 30 minutes max not 10 weeks.

I was surpised that I wasn't made to take a mandatory gun safety course. I took the course anyway to make sure I don't shoot myself on the foot.

It would make sense to allow citizens to carry concealed if they passed a series of stringent tests.

Alot of you are shocked that people carry cash on them and it must be for bad intentions (ie drug dealing money laundering etc.) What you fail to realize is that many people do not have direct deposit or even have bank accounts.

I am a landlord and many times my tenants call me late at night to pick up the rents when the get home from work.

Its a pain and puts me in an vulnerable postition carrying around a few grand cash at night.

It also shed light on the reason why some of us need the right to carry concealed firearms more than others.
