Those affordable housing advocates do a piss poor job, too. In addition to increasing density, relaxing parking requirements is one way to bring the cost down for development. Instead, they miss the big picture and want nothing but 100% subsidized housing built from the government, which is rarely going to happen and not even a good thing if it does because it creates a concentration of poverty.

So plenty of blame to go all around. Not just the self-centered neighborhood associations. You small developers are the best hope to bringing affordable housing.

Correct. But what's the solution? We reverse redline Jersey City to prevent ex-NYC residents from coming in?

I do believe Jersey City is a better place than it was 5 or 10 years ago, thanks in no small part of the new residents making Jersey City home and the investment dollars they bring. However, where we are failing miserably is the need for more middle class housing.

Fulop should not have run the ad campaign to promote Jersey City unless he is willing to take the necessary steps to greatly increase the housing supply for all incomes. Otherwise, it just screws over existing renters... which maybe was the plan all along: gentrification and displacement. The only solution is far more housing and the best way to meet the demand is through allowing 4-unit townhomes in R1 and other small scale intensification in underutilized areas of the city.

I swaer some politicans would rather keep Jersey City poor and ghetto with class warfare rather than bringing everyone up and improving lives.

Too much development? I say we're not building enough! We could double the new housing supply if instead of 2-unit Bayonnye Boxes we build 4-unit townhomes. A homeowner would be able to occupy one of the units and the other 3 units would be rental income to help with the mortgage. That would add new 3 and 4 bedroom rental units probably renting in an affordable $1,500 to $2,000 range. The city can focus homebuyer assistance programs to encourage existing residents to purchase these new townhomes.

Right now most new supply is luxury. We need to make it easier to build so smaller scale developers can create workforce housing. Too wealthy for Section 8 but too poor to afford the luxury development.

The city's new 80\20 affordable housing program is only for a small segment of the population. It's not for the middle class.

I was looking at this link earlier and Jersey City, in 2015, already has one of the highest number of uniformed officers per capita in the entire country! There has been many officers added since then. Yes, much more than those that have retired.

I hate to admit, but I think there is some truth in this - we should have seen greater tax rate cuts with the expiring abatements but instead the tax rate has remained unchanged as spending has increased.

Most of the additional spending has been for hiring new police officers.

Big drop? 586 MM is ~2% of the total new valuation. A drop of 2% in a 30K tax bill is only $600, which is $50 / month. I am not sure I would call that a "big drop".


A 2 percent drop as a result of a single building, I definitely would.

I've been fascinated by the 99 Hudson development. It's being built with NO TAX ABATEMENT and will contain 781 luxury condos. Average sales price may be well excess of $750,000.

That's $585,750,000 in new ratables. It will lead to a big drop in the property tax rate.

For all of the ills of the PATH train is does transport nearly 300,000 people everyday and is probably the most efficient transportation system in the region given the volume of people it moves. i would rather see any available funding for subsidy be given to PATH to run more trains in offpeak periods. It can be two in the morning and the trains are as packed as during rush hour because they only run every 35 min. The Staten Island railroad does better than that and they carry a fraction of the population of PATH.

Other states have a seamless property assessment process that update annually. But of course New Jersey has to have some backward byzantine process where a property's assessment can be current market value, or the value that existed 40 years ago.


At a minimum, property assessments should be done at the county level and leave the town's out of it. It would cut out some of the self-serving BS and possible fraud with property owners being very friendly with the town assessor.

Not speaking about Jersey City specifically, just the whole process in general.

I am not so sure. I did ask the appraiser about this. Although the inspection was brief he was assessing what heating system there was (ie central HVAC) whether there was parking and whether the kitchen and bathrooms had been renovated. I was told that if an inspection is not completed they will assume the answer to all their questions is "yes" and the assessment will be likely significantly over-inflated.


But then you can informally request a review. I agree with bodhipooh and not buying this propaganda it's in the best interest to have a physical inspection.

It's not a pipe dream, PTC installation has been happening for a number of weekends now. It will allow trains to run closer together. Grove St. Station sees a train either departing for NYC or going to JSQ or Newark every 40 seconds during morning rush. That's not bad. What they can do is improve evening and late night service. It shouldn't be standing room only at 2am.

JSQ to 33rd running every 10 min on the weekend. Same with WTC line. Weekdays seem slightly less packed, and there are thousands of people switching to PATH due to NJ Transit/Amtrak's Summer of Hell. Is it true? Did the Port Authority voluntarily increase service on PATH?

Agreed 100%. I don't really care one way or the other about Prato Bakery but having lived in two different neighborhoods of Jersey City, I didn't feel that either NA represented my or even the majority of the neighborhood's interest. They were largely led by loudmouths who couldn't get elected on the city council to save their lives. Instead, they would become leaders of these NAs to get the attention they so desperately craved, showing up at every council meeting and grilling the council members with question after stupid question, making the meetings go four hours or longer when those of us who only want to hear about a few things or ask one question have to go to work tomorrow. They never spoke for me, or the neighborhood, just for themselves and what they thought was good for the neighborhood by virtue of having living in it so long.

In fairness, the NA in one neighborhood did organize social events from time to time and they did a good job of that. That's what NAs should do to help improve the area, but instead they just take up time at city council meetings and think they represent everyone in their neighborhood, when they don't - not legally or in any other way.

The landlord figured that because they are tight with the Mayor they could bully their way through without heading to the zoning laws and they used Prato to try and get their way. Good for you Prato for moving to a better location...!

Epic fail by the landlord!! (we're watching you)

I agree, with better planning and crowd control, I think Exchange Place could be the overall better venue, especially if they get the Colgate Clock area reopened. Easier to get to for most Downtown residents and more money for local businesses. I think it's a win-win.
