Great news. Thank you Festa!

I looked it up... a bill to ban it in NJ was defeated in 1994 with help from the Balloon Council (I wish I was kidding). Maybe it's time to revisit the issue.

Call back and tell them to send you a vlaidation notice. Conduct all further correspondence by mail. If it's valid they will send it to you and it will contain all of the information about the debt. If they refuse it's probably a scam. Look up debt validation on the internet.

I'm not sure what Dan Levin's concern in this is. He moved out of downtown saying "the heart of Jersey City has left it" long before his term would have been over. We dodged that bullet! He can worry about the West Side if he wants.

Are there renters at 202 York with leases? Is this an underhanded way by the city to break the leases for Silverman? Did Silverman know the city was planning this redevelopment and bought the property in advance of the designation? Did the ciyt and Silverman collude on this project? Why does the city seem to be engaging in subterfuge with such easily discoverable facts of ownership?

Has anyone noticed how many cars park in the existing bike lanes? How is that going to play out with trying to get more people to ride bikes in JC?

I think the pedestrian plaza would be a great place for one, but possibly not a better place than Grove Square Triangle.

The thing that really bothers me about this (having read the report found here http://goo.gl/Blo2Y0) is the total smear job they're trying to run on 202 York. I feel bad for whoever lives there. From page 8:

This three-story, five-unit multifamily building is in poor condition. The exterior has a rear yard, strewn with trash and surrounded by a chain-link fence that is falling down.
Inside, the building is dark, cramped, and lacks proper life safety updates.
The generality of the building is of substandard design with small inefficient units. An exterior survey reveals a minimally maintained building
with unidentifiable opening for possible venting and un-repaired patching.
Loose and hanging wires, and wired entering and exiting the center, side and front walls. While the vinyl siding appears new, it is impossible to determine
the true condition of what it covers underneath. The visible fa?ade that remains is a mix of stucco, brick face, tile and concrete.
The rear of the building, although it does contain a metal fire escape, requires some repairs to insure it is closed and secure. In its current state it appears to be
approaching dilapidation and obsolescence. It possesses characteristics of lacking light, air, and space, in a manner conducive to unwholesome living conditions.
Multiple windows are blocked by in window air-conditioning units, the front yard, contain as vent within the ROW indicating the presence of some
underground utility serving the building but within the City ROW. The chimney appears to need re-pointing.
Both the front and the back of the building contain an undersized person door non-compliant to current building code or safety design standards.
This site can be found to meet criteria "a" as an "area in need of redevelopment."


This describes 90% of the low rise housing stock in Downtown Jersey City. This building actually looks nicer than mine from the outside! Crappy fences and poorly installed Comcast/Fios wires do not justify the taking of property by the city for the benefit of a developer.

A monthly pass for NJCU students and faculty will cost $64, which includes parking near the main campus and transportation.

The NJ Transit parking lot is located on Claremont Avenue near the West Side Avenue light rail station. Students can take the light rail from the West Side Avenue station to the Harborside station. Bus service is included in the $64 deal, Wayman-Gordon said. The light rail commute between stations is 30 minutes each way.

The top part where you're banging isn't necessarily hollow, though it could be. If there's slight separation in the covering over the bricks you could get a reverberation that sounds hollow. On the other hand, there could be a hole there because of failed brick or bricks that were removed to install a vent for an external coal heater. I had the latter... it was a quick job to refill with matching bricks and appropriate mortar.

The bottom is sealed with plaster and lath. It could have been done as recently as the 70s. A proper heating system was probably installed at some point and they sealed it up on the cheap to keep air from escaping up the chimney in the winter. You can just tear that stuff up with a claw hammer if no utilities were routed through the chimney.
