When you break the lease you'll lose your security and depending on the landlord you have to pay a fee could be exuberant.

I almosted wanted to break my lease but reading through my contract I decided to forgo and just wait near my lease ended and it was a 1 yr lease. A 2 year lease could be exuberant, like i said depends on your contract and landlord.

I've watched Grove Pointe being build from ground up, they've used anyone from the street so to speak for their construction workers. I was appalled. The whole building was built with shoddy workmanship. It maybe in an ideal location but the hands who built it weren't your ideal construction workers. I'm not surprised the mounting complaints from tenants. Not surprised their elevators weren't working after Sandy. Unlike Hudson Greene apts. they're much closer to the water and they were on full workload when everyone around them were in the dark.

In theory they can sue you for the full value of the lease (or until they are able to re-rent the place).

Broken lease = you lose your deposit, which under NJ law is a max of 1.5x the monthly rent.

Hi,

I signed a 2 year lease on which I have left about 9 months. We are looking to buy and I am wondering how hard it would be to break the lease and if anyone has any experience with this?

Also, I am wondering what leverage we have with their poor handling of Sandy and closing our lobby for 2 months, no elevators, etc.

Any help/advice/experience is welcome.
