You have given us no info.
1. 700 sf of WHAT? Retail? Residential? Office? Ground floor? New building or old? 2. What it is zoned for? 3. I'll assume you mean Grove Street PATH Plaza, since "Grove Station" isn't what we call anything. 4. What is "by" Grove St.? On the corner? A block away? On what street? "By" is awfully relative, and I can assure you that being on the plaza is an entirely different price point than being a block away on Bay St, much less a few blocks away into Harsimus Cove or even diagonally across the street "near" the dated monstrosities on Columbus/Montgomery I infer from your inquiry that you aren't very familiar with the area. May I suggest you spend some time here, perhaps speak to some locals, etc.?
