16 ft from the floor.. not the window sill.

Call DCA, housing code enforcement. They will send over an inspector.

I just went through this with the Department of Community Affairs:

10 years ago, they inspected my 3 family and ruled I didn't need fire escapes. Was inspected again in 2005.. no problems. This year... I got cited for no fire escapes. After a back and forth with DCA it turns out the original inspection a decade back was in error.

If the distance (from floor to ground) is over 16 ft, you have to have a fire escape.

Now I am busy trying to figure out how to retrofit my building, with limited funds, and without having to demolish the decks that the tenants love (nice NYC views).

*sigh*

Btw: If the building you are in is 3 units or over, it has to be registered with DCA. There must be a registration sticker posted in the hallway. DCA comes by and inspects every 5 years.

I'm having trouble locating the NJ Fire escape laws online.

I live in a 4 unit, 3 story building in jersey city that has no fire escapes - every other building around me seems to have them - my landlord has turned out to be pretty shady post move in.

Does anyone know the requirements?
