I live in Dixon Mills, been here over 5 years. It's overall a fine place to live as the location is great and the building quality is good for an old building. However, the financial mismanagement by the Board has been so bad I could not advise anyone to buy here now. In fact, I know of multiple residents looking into legal action against the Board for their financial mismanagement.

For context- the condo fees are offensively high (e.g. ~$900/month for 1,000 sq ft apartment) and the Board institutes a "special assessment" EVERY SINGLE YEAR on top of that. Thus, if you live on any sort of budget, this is not a place to buy. We have a Board president who has held the position the whole time I've been here, who along with the other Board members is very wealthy. They spend resident money with ease and it is an assumption that every year they will raise condo fees and require a new special assessment. We are also in never-ending litigation with the developer. So stay away for now IMO until the Board leadership turns over.

When a friend of mine was looking to buy around 9 years ago we visited the building and it seemed pretty hip and interesting. The only complaints we heard circa 2011 had to do with thin walls (bleed from other apartments) and lots of mice.

This could also be dated information though for 2020.

1) Reddit and Facebook are more relevant to most people and are easy to use phone apps.

2) People (ok, me, but I'm sure there are others) got sick of the back and forth between what seemed like the same 12 people who didn't seem to understand that a forum means people can express their opinion and no matter how bat crap crazy you might think it is, there's no need to devolve into cursing, name calling, etc.

3) People who love to narc on their neighbors (and you know who you are) can now do it more effectively with the Neighborhood app and See Click, Fix.

I don't live there but have a unit rented out there since 2013. I have had same tenant for past few years who seems to like the community and would be interested in buying there. He mentioned he liked the gym and basketball courts. From my perspective it is a quick "scenic" walk to Grove St PATH (when that becomes more relevant again) and a very short walk to the restaurants/cafes on Jersey Ave. & Newark Ave.

I only have heard one noise issue from a previous tenant who noticed the sound from the PATH train (nobody else mentioned this). The hallways seem dated.
