Methodology: GOBankingRates surveyed apartment costs and features in 50 major U.S. cities. The study included the following factors for a one-bedroom apartment: (1) median rent, sourced from Zillow's June 2017 rental index; (2) cost of basic utilities, sourced from Numbeo on July 24, 2017; (3) walkability score, sourced from Walkscore.com; (4) percentage of apartments with amenities, including dishwasher, washer-dryer unit, pool, fitness center, pet allowance and parking garage, sourced from Apartment Guide on July 24 and July 25, 2017.

My question is does zillow only have data on realtor listed units, leaving out CL and other venues which tend to be cheaper?

I would agree that Hoboken should have the higher median. They don't explain their methodology on how they compiled the data in the article.

That's a good point I did not catch that it was the median rent. But thinking it though there are about 60k downtown residents in a city of 260k. So there are many more apartments in lower cost JC neighborhoods. I still can't see how that would make Jersey City more expensive then Hoboken.

As far as opting JC over Hoboken, less nightlife can't be the only reason people are flocking here

I think you're confusing average with median. The article states that it's the median rent which means an equal amount of rents are both higher and lower than that figure.

Also, I couldn't imagine anyone over 30 choosing Hoboken over Jersey City. Even the side streets are packed with drunks on any night other than Monday or Tuesday.

This must have been done by zip code. There is no way the average rent considering all neighborhoods of Jersey City would be higher then Hoboken.

This also brings up a great question. I moved to Jersey City instead of Hoboken years ago for greater affordability more open space and better parking. Now that this is not the case why are people deciding to move here today?

Jersey City 5th-most expensive in country to rent 1-bedroom apartment: report

Jersey City has always been seen as an inexpensive alternative to living in New York City, but it certainly isn't cheap to live in New Jersey's second largest city.

In fact, Jersey City is the fifth most expensive city in the country to rent a one-bedroom apartment, according to a personal finance website.

The median rent for a one-bedroom apartment here is a cool $2,200 a month, gobankingrates.com said. Jersey City ranked behind only San Francisco ($3,395), San Jose, California ($2,505), New York ($2,395) and Washington, D.C. ($2,271

3% allowing pets cannot possibly be right. I've rarely found a place that said no to pets.
