For modified bitumen, about 15 years. I don't know about EPDM or PVC though.

There is a roof system by Specification Chemicals that if you re-coat every 3-5 years with the white reflective coating, the roof will basically last forever.

What is the general time a flat roof lasts? My current roof is about 4 years old and I'm just wondering if I should have someone look at it this spring?

After the tennis ball incident I never really had a problem. Years later when I got a new flat roof put on the roofer (CAPITOL) said the drain hole in the channel that is in the middle of the roof was too small and during heavy rains the water couldn?t get down the drain fast enough. That was from years of re-tarring the channel with globs of thick roofing tar. The drain hole kept getting smaller and smaller. They rectified it with the new roof.

Is this the first time it happened? If you have a flat roof the drain hole may be blocked causing the water to sit on the roof and find its way under the roofing material. Don?t go on the roof I?m just asking because it happened to me. Drain channel on a flat roof was in the middle of the roof. The drain cover (leaf guard) was knocked off and believe it or not a tennis ball was blocking the drain hole. So when it rained the water couldn?t go down. It puddled on the roof seeping under the tar paper seams and also ran off of the sides of the house.

So I woke up this morning to find rain water dripping into my bedroom. Seven different spots all dripping close together, presumably part of a larger overall roof leak.

Can anyone recommend a solid roof repair guy? Anyone that does both the roof and the interior of the apartment ceiling? Looking to get someone out today or tomorrow. Thanks!
