Does anyone know what's being built across the street from the Gannon? Rental apartments or is this another new condo building? Rather small - two lots wide.

I'm happy to see something in that space other than a parking lot, and they've already planted trees out front. So, whatever the inside looks like, the outside blends well with the surrounding buildings, and is a huge improvement.

I just hope the Gannon management proves to be a better neighbor than Pronti Construction, who built the thing, and treated the block with utter contempt during the process.

And the powder rooms are huge. So strange they didn't use that square footage for living space, in a small apartment that could sorely use it.

The kitchen in the 1.5 br is too wide to be a galley kitchen, yet too narrow to fit a table or an island. Again, such a weird use of space.

Meanwhile, in the larger, brownstone-entry units, the open kitchen has a lovely giant workspace/island that you could easily imagine a dozen or so friends gathered around for a cocktail party. They would have to gather there, as the living room is just a small sliver of space that can fit a couch only, nothing else.

This entire place has me baffled.

The 1.5 bedroom unit looks good (for a lower price...) but the 1br seems an odd choice to have a master bath plus powder room.

As an aside, all you need is a window and something like 7x10 (I could be slightly off) to qualify something as a bedroom. No closets required per code. Without a window these clearly do not qualify as a 2nd bedroom and it's terribly unsafe to have people use it for one which we know some will.

Anyone else check out their open house? Lovely fixtures, and seemingly solid construction, but yikes, those are some seriously wonky layouts over there.

Long skinny bedrooms, kitchen islands a foot and a half away from the stove, windowless dens that are larger than the bedrooms, 2 giant full bathrooms in a one-bedroom unit...

And $1.4 million for a 1500 sq foot apartment? In Jersey City?!

Will be really curious to see how this sells.

I went to one of their open houses last month. It's shocking to see how poorly the smallest one bedroom is laid out, and how much they're actually asking for it. The website says they start at $495K, but their literature at the open house lists the starting price for the smallest apartment (614sf) at $535K.
Some nice finishes, but still....

Thanks for the links, yeah I think a room cannot be considered a BR without a window (to climb out of), closet and door.

740 sq/ft is pretty high (for the smallest unit), good luck with that!
