The thing with the real estate market right now is that there are A LOT of foreclosures right now and cash is king. Your gonna have a hard time selling the property not only because of not getting the price you want but because banks don't want to lend like they used to before. I hope you consider renting it out but be aware that if you get bad tenants you are screwed. But where are you gonna go? Manhattan is super expensive, the only places where you can get a deal is Harlem and Washington Heights and to top it off you have to pay city taxes!

P.S. - I'm on Sherman Avenue and Franklin Street, if you know the Heights you've probably seen the building - across from P.S. 8, former 1890's factory with a large red stucco addition from the 1980s.

I have been around a lot of agents. I actually did it a bit. In my experience, it seems to me that Marcia Langley was the most ethical and trustworthy of the ones that I interacted with. Give her an interview. Here is her link.

Start with the management company of your condo to see if they have a list of comps that have been sold in the past year. Go to Truila and some of the other sites to see a listing of recently sold condos in your area that are similar to yours. Good luck.

I bought my condo in the Heights in '08, haven't really paid close attention to the RE market but it's more and more apparent JC is not a good fit for me.

Am I right that an assessment of it's market value (in order to move, I would need whatever profit I could get so renting it out is not an option) is my first step? Any suggestions for realtors with a knowledge of the Heights condo market?
