Based entirely on my own personal observation, this map around the 3m level was what was impacted by Sandy in the more inland sections of DTJC, and no worse than 4m. The NY Times map by comparison is set near the 6m level.
http://geology.com/sea-level-rise/new-york.shtml The flooding didn't strictly follow elevation - some areas on the shore were hit worse, and some inland pockets got hit with storm water/sewer back-ups. What I'd really like to see is a map of JC showing FEMA and insurance claims from Sandy. I think FEMA owes us that, to justify the proposed increases to flood insurance and the new flood zone designations. Quote:

Don't think so. Doesn't look like anyone did a major survey on actual water levels - would have been impossible during the storm and a huge effort even after it. I remember seeing some crowd-sourcing stuff (maybe Google had something), but there were not a lot of data points in JC.

Yeah, but it is at least directionally correct. Is there a more accurate one out there worth marketing in a more effective manner?

On another topic. Tread very carefully in this transaction. As others pointed out, with no egress window, a room in a basement can't be used as a bedroom. It's not legal to use it as a bedroom, so it doesn't seem likely that anyone will appraise that condo as a 2 bedroom. Make sure you're offering what's appropriate for a 1 bedroom with the same SF area. It may not appraise if it's priced as a 2BR and it will be harder to get a mortgage.

That map is nonsense, it shows areas as flooded that definitely didn't. I've seen this map again and again, but it's not based on actual observation, just some elevation dataset.

We're good friends with the owners of 209 1a and their unit has never had water problems in the 9 years that we've known them. Stop in and talk with them.
I do remember a foundation problem with 207 a number of years ago ; the City ordered everyone out until the problem was fixed.

?? My understanding is that a "bedroom" with no window is flat-out illegal. Check with someone other than a real estate agent.

Roadway and sidewalk on Washington St, just south of Sussex. I think they had to put scaffolding on 3-4 buildings on the west (209 onwards?) there to stop them collapsing into the road. I don't know about damage, but a friend had a helluva job selling her condo above a store there.

this is sort of my favorite map of the neighborhood. I pull this thing out like a big freaking dork every once in a while.

Can you tell me approximately where on Washington St. this sink hole was and how bad the damage was? I haven't been able to find anything about this.

If it's an older building, check for subsidence. There was a bad sinkhole there on Washington St, about 10 years ago, that threatened to swallow a few buildings.

No, nothing during Irene either. I sent you a private message. I live at the corner of Essex and Washington and we've experienced no flooding thanks to being on a hill.

Thank you. What about Irene? Any flooding during that time?

That location is basically the highest point in Paulus Hook, sits on the original island of Paulus Hook, and experienced no flooding during Sandy.

My husband and I are interested in a condo unit on Washington St around Sussex/Morris st, the sellers agent said that area is not subject to flooding. Do you live / Do you know people who live in the area? How bad/good was it in terms of flooding?
The unit we are looking at has a lot of nice features we love, but the only thing is that it has a basement (no window) which serves as the master bedroom. Flooding easily came to our mind. Any comments are appreciated.
