Thanks Pizzip. We're already paying, but will likely stop once we're paid off. It's a ripoff. Far as I can tell with a brick structure here, all that's at risk that they would cover if we got water in the streets is the boiler and the electric service. It's not like the structure is gonna get blown away, although I'd love to get them to pay for the settling from being undermined by the flooding sewers. But that would be unlikely.

On the other hand, another couple of feet of surge might put water in my ground floor apartment. Presumably the flooring and other damage be covered by flood insurance.

Has anyone actually collected because the sewer backed up seawater into their home? As I understand it that's a gray area between homeowners, which does cover sewers, and flood.

Zone Definitions:

The current zones (effective 2006) can be looked up by street address here (sorry - can't figure out how to link to DTJC map):

If you weren't in a Zone V or A before, and you will be under the new map, then you'll have to purchase mandatory flood insurance (whether or not you were flooded by Sandy).

There is very little land left that is NOT in V or A under the new map. Each little 15'x80' parcel paying $1,500/yr. Cha-ching!

Add that on top of your re-val tax bill to your mortgage escrow amount!

A fitting "reactionary" measure, I suppose. A day late and a dollar short for those of us with houses that were not in Zone A and yet were flooded anyway. So now after paying for damages out of pocket, we'll be walloped with more insurance premiums in anticipation of the next 500-yr flood. I guess FEMA needs to make back their money somehow.
