Have you looked at 128 Sussex (listed by Liberty Real Estate) or the space LIFE is in on Morris (near Warren)?

If there are residences above the zoning office wont allow it- tough one! I can understand with noise issues and if apts above are condos the owners would not be too thrilled.

I am checking out some space that was an old horse stable - hoping its free standing with no one above!

There's a place on the corner of York and Marin that looks like it could be a cool store, although it may be a bit small for your needs.

Also, there are many empty retail spaces in some of the new condo buildings such as Gull's Cove, Liberty Harbor, "A", and Trump, but it seems they would rather hold out and leave them empty than lower the rents.

Thanks! I looked at the old pizzeria space on Newark/monmouth but it needs alot of work and he is more interested in selling I think and wouldnt want to put money like that into renting a space that could be sold immediately!

I will look at the others as well--- Thanks again!

there is a for lease sign on the hahn & co art supply bldg on columbus/ jersey. del forno realty. halfway b/t VVP and hamilton. one block from newark ave. very central. garage entrance maybe.

or, bldg on corner of nwk/ second/ monmouth in an old catering/ pizza restaurant.

or, nwk ave near pecoraro's bakery.

or, the old #3 (conwell) school on bright near barrow. lease it from the city. clean up the parking lot they have there. very DIY

I agree. People around here like to support local businesses. If you give them another option they would prefer that to having to drive all the way to Secaucus. Hamilton Park is getting a dog run soon so that would be a great area to set up shop.

Not sure what your business plan is, but we could sure use grooming services within walking distance of Hamilton Park. A self-service dog bathing place, maybe? My dog needs her nails clipped every month or so (they don't wear down on their own) and I've been taking her all the way to Canis Minor. It's a pain. There are tons of dogs in downtown, so if you provide the right services/prices, along with dog food that you can't get in the supermarket--like Solid Gold--something should click. No one wants to drive all the way out to PetSmart either.

I would definitely stick closer to the van vorst / paulus hook neighborhoods. One location that might suit all your needs (adequate size, accessability to all neighborhoods and high foot-traffic) is the former sight of WaMu on the corner of Barrow and Newark (next to Brick Haus Gym).

we have a ground floor space available on montgomery st. that is larger than 1500 sq. ft & open.
what exactly does a pet store/dog daycare consist of ?
would you be boarding animals like a kennel ?

If you could find anything in Paulus Hook - there is this great space on the corner of Warren & Morris - you should look there - or the space where LIFE is and soon will be was. There are soooo many dogs in that particular area - I bet you would do well there. Good luck! We need something within walking distance.

I am looking for about 1500sqft but coud deal with less--i noticed that there is no dog day care (unless one has opened) but heard they wanted to sell animals--who would do that when there are so many dogs that need a home! Mine would be smaller not like the larger one in Greenville with a retail section and a other fun stuff for pet lovers.....

FYI, in the past few years two pet stores have closed down.
One was on 7th and Erie, and one on on Newark, don't know the cross street but somewhere up by the Ox restaurant.
Don't know if it was lack of business or rent hikes. I was more surprised about the first one closing as it is not too far from Hamilton Park.

That being said, there is a brand new space on Bunswick and 8th, that has been empty for months. Not a great foot traffic place but right between two parks. (enos and Hamilton). Good luck to you. I think the HP petowners would rather walk those two blocks then go down to the one on Jersey and Newark.

I am trying to locate some decent size space for a pet related store--I saw from older posts someone had been looking to open a dog day care downtown--did this happen?

Its really hard to find larger spaces that arent a forturne- found some in bergen lafayette but prefer to be in a close proximity to the main areas downtown.

Any feedback is soo appreciated..
