whats the nearest cross streets?

Based on the description from the OP, the title of the videos, and what can be seen from the bedroom window in one of the videos, the address is 165 Vroom St (Van Reypen Arms) on the corner or Van Reypen and Vroom.

If your rent price is accurate that makes this market interesting, indicating a GRM much lower than multifamilies around town.

Your desire for a cash deal could limit your price. The numbers for an investor borrowing are simply so much better. For $125k cash I could buy a $500k unit, which will yield 4x the market appreciation. But on the other hand it likely won't have the same GRM.

$1500 easily.

If that is true it does not sound too bad. I would think a 2 bedroom in that area will go for that price.

I agree, it sounds high.

I tried posting this on Craigslist and I don't even think it's showing up properly. Not sure where else to list. This is the first time I've ever sold property.

Motivated to sell. Testing the market before I have to clean it up and rent it. Great investment property. My loss is your gain.

1 bedroom apartment in Journal Square
laundry in building
attached garage (waiting list to get a spot)
4 blocks from PATH Station.

Secure building.

Looking to sell apartment As-Is. It needs cosmetic work like painting and cleaning, as well as a stove and refrigerator. Looking to make a cash deal.
Renovated one-bedroom units have sold for $200k.

Great neighborhood with a post office, market, banks, all kinds of food, a gym, etc.

It's a safe walk along busy Bergen Ave OR Kennedy Blvd to get to this building.

You can see videos of the apartment below. Please contact me if youd like to see in person.

I should add:

monthly maintenance is $320.
4th floor (5 floors total).
Corner unit, with views of Van Reypen Ave.
elevator as well as center and side stairs.
Heat and Hot Water included.
Gas/oil heat.

Ceiling fans in the bedroom and living room.

I'd like 135K, as is. Great price for a 1 beroom.
Renovated studios have sold for $150k in August 2018
Renovated 1 bedroom sold for $210k in November 2017
