Have no doubt, someday the Bronx will be the next Billyburg! Unless that old saying about unsustainable trends is true and applies to gentrification and the demographic trend to live in cities. Whatever.

But the fact is the Bronx is currently more appealing than JC or Kensington Brooklyn was in 1985. Bad was REALLY BAD then.

I went on trulia and put the min at 5Mill, only homes that popped up:

New construction:

None sold yet as far as I know.

Don't know when this property was last sold but it seems they have had to lower their prices....

So I'm pretty confident that no homes ares elling for 5 mill in the bronx - even these amazing homes.

Now if you asked me to find 5mill homes in manhattan, my post would be hundreds of pages long which leads me to say what realtors have been saying forever - location, location, location.

You gotta keep all the variables in mind, not just location but Sq ft and aesthetics. You may see place that look like that for $17m+ on the LES, but they're not 1300 sq ft, many loft buildings are 5 or 6 stories with 2500 ft per. Another way to evaluate RE is $/sq ft. That place would be $3681/sq ft. The average asking price for a downtown Manhattan luxury apartment was $2,777 per square foot in the fourth quarter of 2012. Downtown JC I recall is ~$400-700. So, no, there's no possibility that property has a value even close to the Craigslist nonsense price. Same with the Queens house shown. There are fabulous properties in Queens (Forest hills is amazing) but that ain't one of them. But it might be worth $1m, there's some crazy shit going on there. 2br 1 bath little rowhouses in Astoria are $700k.

Hmmm, I thought I was on the same page... we are discussing "The Bronx" which you mentioned in your original post, No? Anyway, I think that building is worth it maybe its me being a New Yawker. I work near buildings that look just like that on the LES and they are going for 17-25 million so five million is not surprising. Clearly some people here have never been to Riverdale. Lots of seven-figure homes there and a median income well above JC. It's like a part of Westchester that somehow got gerrymandered into NYC via Bronx.

Anyone can post anything on craigslist and list it for any price. A listing price is dramatically different than a sales price - ESPECIALLY on craigslist.

There is no way anything would sell for close to 5 million in the bronx. In fact, I don't even think the entire borough of the bronx is worth 5 million.

Most of the NYC prices were clearly in error. Perhaps a Greenwich village townhouse is $5m but not one in the Bronx. Nice palaces though, but heating and maintenance must be a bitch.

On a gloomy note, I was just listening to reportage of the Nairobi attack. Could you imagine what would happen to NYC RE if there were attacks here targeting the 1% so that cosmopolitan life wasn't safe? They would flee NYC to those castles, surround themselves with private armies, and we would have turned the clock back 500 years.
