Received pamphlets from city hall in yesterday's mail (see links below). Looks like another amateur hour to me.

After almost 4 years of delays and delaying, they stuff an envelope. 3 different papers and paper stock. tri-fold and letter size. (and politically correct a Spanish language cover letter!) and still don't answer questions:

* on what date will the inspectors start their physical inspections?
* on what date are the physical inspections scheduled to be completed?
* wasn't it possible to include a mock-up ID card? Folks are terrified to open doors to strangers (see PSE&G scams).... how difficult can it be to show a sample?

It it very realistic to assume that this process will drag on for a long, long time (obviously past the municipal elections in Nov.);

i checked and mine went up 2.85% (sum of last 4 quarters vs. sum of next 4 quarters). not sure why the headline is "no increase", can someone enlighten us (municipal vs. county/school)???

impossible. 2 years seems to be realistic time frame to do the actual appraisal. city will ask and get extension(s).

How difficult can it be to be transparent? Let's take a look at how it's done in other parts of the country. Here's an example from Florida:

If you scroll down you'll see an "appraisal" section but also a link to "structural details". Clicking on "tax details" shows you where your money is being spent.

Wow!!! They are light years ahead in sleepy FL but in fancy, cocky North-East that's too much to ask for? Please....

Please see the following 2 sample properties and draw your own conclusions and opinions about what's fair and what's not. Seeing these figures, I can certainly understand the anger and disappointment shown in the Jersey City Together video

Sample 1:

2-family brick row house, 3 stories + basement.
sold in Aug. 2015 to our Australian friends (Dixon) for $1,420,000. I've seen the inside when it was listed, no upgrades or renovations (dixon buys to renovate)
taxes: 11,522
effective tax rate: 0.811%

yes, in theory it's a zero sum result. however, what we, the uneducated property taxpayers, don't know is if and what such reval will trigger on county or state level!? if aid/grants decrease as a result of reval, then the total tax burden in absolute $$ terms will go up...

then learn your lessons: don't live (or don't have anyone else live) in a basement/ below grade in downtown jersey city or hoboken. don't complain about destroyed living spaces in basements; they were never meant to be living spaces!!! after 2 storms i don't pity anyone getting flooded.

we tried it. great food, great experience. worth its price but it's not a restaurant anyways. i actually loved the fact it's outside downtown and commend the owners for trying a business venture like this.
