Why would you have to be "forced" I would think you would want it to be "up to code" This is what the OP is trying to achieve isn't it ?

Some of the code is ridiculous.. I am all for GFI next to the sink, however being told that my hallway needs a receptacle is out of control.

Is he still employed by the city ?

Not sure... However someone on the board wants to do renovations, so I was hoping for their sake that they did not have to deal with him. I then googled - Dan Jersey City Permit and this is the first query that pops up. So I felt like it needed to be brought back.

Yes I believe he still works there, I think I saw him outside the building a few weeks ago.

You are right about one thing. If it is going to make noise, chances are someone will rat you out for one of many reasons. Knowing this situation, when having my roof done I made sure to have all the paper work in place. I live in one of the historic districts and had to place two permits a general work done in Jersey City Permit and a Permit with the Historic Permit Department. The Roofing Company in the area had done work in the area before and was familiar with the protocol and did all the paper work for me, however after a month of waiting, I had to pay a visit to the office and push the paper work along... In saying that, all the info that you will need if you intend to do it yourself can be found on this site:

Does anyone have a good, dependable drywall patcher and skimmer that could do a small job at a good price in a rather quick amount of time? I am in the downtown area, please let me know.

Thanks,
Joe

Agreed, the Jehovah Witnesses are the ones ringing the door bells...

As for an agent, finding a good and ethical one is a challenge. However if you find one of the 3 or 4 in Hudson County, they will make buying or selling a much better experience. The trick is finding a truly ethical agent.

The reason that everyone is keeping them as rentals is because they see the market continuing to rise. Condos and houses have gained over 30% since the market bottom in 2009. In my opinion, developers see this trend and would like to hold onto their properties.

Speaking of small places to live...

s/ Seeking advice from Trolls and Smug Armchair Experts! /s

Here's my awkward homeless question of the year:

What am I suppost to do to keep the same guy from sleeping, smoking in our building's vestibule every other night?

Background: It's a 4 unit building. We'd rather not lock the exterior door if we can avoid it since we'd have to move the doorbells.

The same guy quietly sneeks into the front door late at night (I still hear him), lays below sight of the windows and sleeps.

Not such a big deal (no harm, no foul), but...

[Trolls and hyperbolic homeless advocates, are you ready? ]

Some residents are afraid of him. Oh, and ..
HE SMELLS THE DAMN PLACE UP WITH HIS SMOKE / BODY. TALKING VOMIT INDUCING ODOR HERE.

His visits require a serious on-your-knees cleaning before I go to work: Cigarette ash removal, scrubbing / bleaching of the tiles to remove the foul odor, etc.

When calmly approached about the problem, he becomes belligerent: Today I was called a racist (yay!).

I don't want to call the police. What eles can we do?

Please, no useful advice sought! The answers I want should include some or all of the following:

? Shaming (best if it involves gentrification somehow)

? Racist / Classist accusations

??Completely useless advice

? Shrill armchair advocacy for homeless/mentally ill

? An indication I should pack up, sell the building and move to the suburbs (this one is vital)

Add a lock.

If you want to eliminate the auto dealer model, I would think you'd want to do the same with other industries that have similar separations of consumer/manufacturer/dealer-distributor. Or are you solely concentrating on a single company such as Tesla? If so, why? Don't you feel the same way about buying, say, a bottle of bourbon direct from Kentucky, saving money by eliminating both the distributor AND the retailer in NJ?

It would be illogical for you to deny consumers of bourbon the same benefits you want Tesla buyers to enjoy, no?

Agreed...

They didn't put it underground because, when the mall was built, the entire area was completely abandoned and empty. There was literally nothing. Plus, it was the 1980s, and no one was thinking about the urban fabric.

There are long-term plans that contemplate tearing down Newport Mall and replacing it with better urban structures. Realistically, though, that won't happen at least until LeFrak has finished building out the rest of Newport. I'm also not sure when Simon Malls' contract to run the mall expires, but that may not be for a long time yet. 2025 would be a good guesstimate for when the mall is torn down.

It will happen eventually--the financial incentives to building denser on that plot are too strong--but not any time particularly soon.

Right on the money, a friend that worked in that mall in the late 90's early 00's said he can not believe how much the neighborhood has changed.

As big of a skeezbag the average car dealer is thought to be, having franchised independently owned dealerships does actually creates jobs.

I am telling you now, if I see you making your dog shit in front of my house and you don't pick it up I am dumping a pot of water on your head.

This morning it looked like the world's biggest dog shit was taken in front of my house.

Just because it is cold does mean not curbing your dog has been suspended.

I would stay in 07302 zip code. Particularly Paulus Hook, Van Vorst Park, or Hamilton Park.

Additionally there is a One Bedroom for rent by owner in Hamilton Park. If you are interested, PM me and I will walk by the apartment and send you the number when I pass by it today. I do not know anything about it accept it is really close to the actual park in Hamilton Park.
