Re: Any thoughts? Most of California's Black & Latino Voters Backed Gay Marriage Ban

I still find this amazing that most of the areas of CA went 2-1 Obama and banned this. How on earth did that happen? And why is this even an issue to vote on? WHO CARES. Gay couples should have every right to experience the misery of straight couples... and even the joy in some cases. WHY on earth do people care so much about this????

About a year ago, there were easily 15 or more.

are you kidding...it's not that the target population is switching from buying to renting, the problem is the population size is cut significantly. So demand dropped.

It's crystal clear the writings are on the wall. Just look at metropolis tower (270/280 marin) in paulus hook, a year ago you are lucky to find a rental there. Now they are actively advertising their rentals, you can get a studio there now for only $1250. This is one of the most popular rentals due to the location, and a good barometer.

No, I'm not kidding. I don't know anyone who lives, or would want to live in the Metropolis Towers. My point, if you read the post is that there are not a lot of "cheaper" brownstone type rentals in the $1500 range. There are a TON of $3,000+ rentals in those new units. Just look at the listings as I stated in Sunday's JC Reporter. Compare the amount of say $1700 and under listings with that of a year ago. I remember seeing columns and columns of listings. You will be lucky to see 4 or 5 now.

Oh god, it's a FAD! Nothing more, nothing less. Just like "grunge" in the 90's with everyone wearing flannel. Now it's a "hipster."
Tomorrow it will probably be hip to be square. Or maybe hip to be a circle. Who CARES! "Hipsters" may not make a neighborhood any better, but they sure don't make it worse. If they pay their rent/mortgage, then who cares. Last time I checked, there weren't roving gangs of hipsters robbing & raping people around here, or in Brooklyn for that matter. Get a hobby and stop paying so much attention to what people look like.

Last night around 9:00 p.m. between Jersey & Varick, Wayne St. had about 6 cop cars and about a dozen cops walking up and down the block shining flashlights all over the place. They would not say what was going on, but it sure seemed somewhat serious. They definitely were searching for small stuff i.e. stash or something since they were looking in peoples front yard areas and on the sidewalks. Other than that, I know nothing as the cops were useless in saying what was going on. Surprise, surprise.

Because believe it or not, good grammar and sentence structure actually says a lot about someone's intelligence. Sentences usually start with capital letters by the way.

If you feel the need to house an arsenal of weapons to "protect your family," then you are one very disturbed individual. You can move somewhere else you know. But then that would mean you'd never get to actually use your shiny, glorious, throbbing weapons.

You'd think after stating it as justification for slinging guns around for so long, the correct spelling would be second nature. And "there" would be correct and not "their" in the usage above.

Sadly, a lot of art in Jersey City is kitschy, and I, for one, am not prepared to take a trip to a gallery without seeing at least a few pieces online.

God forbid, one should actually take a walk and just stop in. Though that would mean getting up off the couch and actually venturing out through the front door.

What's amazing to me is that there are really only about a handful of people that really know the intricate details of what is really happening. None of which are the conmen (congressmen). Watching them for the past 2 days was like watching them being educated in an economics 101 class. I am not claiming to know exactly what is going on either, but this is a true circus. From everything like banning short selling, etc. What's their excuse now that there are no shorts? What no one seems to to get is that short selling does not bring the market down, it's the LACK OF BUYERS that brings the markets down. This is a very serious problem and unfortunately, we have clowns in the highest decision-making positions.

Is the real estate business regulated ?

Although I do agree with most of the above, I will state that just because being a realtor may not be a 4 year college course, I don't think it's not a legitimate business. If the realtor that responded is an exception to the rule, then more power to him/her. Because honestly, I think with all the crappy realtors out there, it wouldn't be that hard to really excel and do really well at this profession. It's just that my experiences have not found that to be the case yet, and I was responding to the answers I received from my post. I still don't think it justifies the commission(s) based on those responses. If a realtor does more than I'm aware of, please let me know.

Otherwise all that time spent (usually 45 days) with no pay.

Okay, I'll bite. The pre-approval is not done by the realtor. Anyone could search and find a place these days via MLS, negotiating a price is about 10 minutes, or a few phone calls, the contracts are standard and used over & over. Provide an attorney list? please. the legal riders are supposed to be explained by your attorney. represent me during an inspection? no thanks, I want to be there myself, and my attorney will negotiate anything wrong with the sellers attorney. Come on now. lead paint forms etc. those are a dime a dozen, and again I will state the realtor knows nothing of the property. These "forms" state to the "best of the sellers knowledge." Guess what? Most houses do have lead paint in them if they are older. And I'll worry about my own finances, not the realtor. I'm sorry, you may do a lot of work and be worth every penny, but trying to sell me on these "services" does not make them come anywhere close to being worth 6% of a $500k+ property. Just my $.02.

Most realtors around here are indeed useless. They know absolutely nothing about the properties, history, etc. All they do is get the keys and let you in. A lot haven't even seen the place before you walk in with them. So tell me again why a realtor is so useful? I'm all for people getting paid for their time, but that should be it. If you make a commission selling a 600k place that the only thing you've done is let the buyer in the door, then I think you're making far too much!

Real estate around here reminds me of the old Honda commercials where they sell themselves. Realtors let you in the door and stand there. Then when you ask a question, they know nothing about the property. Is it too much to ask to do a little research before you try to sell something this expensive? Most pimply faced kids in Best Buy know more about the TV's they are selling than your average realtor knows about the million dollar properties they are selling around here. And I personally find that sad!

Re: Failure to Appear Notice
#84
Home away from home
Home away from home

If you don't pay this ticket, you will get another notice with yet another $10 fee added, making the ticket $62. If you don't pay that, then you will get one more notice that revokes your license. Trust me, I know. So if you don't pay the $62, and continue to drive, you will be driving with a suspended license. Then the ticket becomes $80+ and the license reinstatement fee is $100. So my advice is to pay the ticket. Also, if you get the license revoked notice, and don't pay to have your license reinstated (and you own a motor vehicle), you will then get a notice from DMV which will revoke all your registrations. Proceed at your own risk!

Also, fwiw this is not a Parking Authority issue. Mind you I hate them more than anything else. Especially in the summer when the kids are out of school, they just take the tickets off the windshields as a "fun game."

How about Grove Pointe. The irony here is that it looks just like a hospital, and the hospital might make a better apartment building facade. How in the 21st century, above a major transportation hub, someone decided to put up a big red brick monstrosity is beyond me. I'm more apt to let the others slide, but not when building something NEW. Anytime someone new comes to visit, they ask, "oh, is that the hospital?"

I think the vehicle has to be new to take out this policy.

ahahahahahaha!!!!!!! Man, that's a great one! I think every car stolen uses the club. They present about a 1/2 second of extra time to a thief. Here's a little known fact. You know that little horseshoe shaped thing that hooks to the steering wheel? It's HOLLOW! So with a good hard smack with your bare hand, it will break. I know this because of my 2 cars that were stolen, the club was broken like this and in the back seat. After a little digging, I found out that this is pretty common.

Best thing to do is locate your engine fuse box and remove the ignition fuse every night. They may break a window and break your steering column, but they sure as hell aren't going anywhere in the car.
