The majority of the new construction projects in JC are rentals. It drives up the price of condos that are for sale since there is a greater demand than there is supply. The units that seem to be in greatest demand are 2 br/2bth and large 1 br units.

Apparently the state owns it now and was looking for potential buyers to submit proposals by 3/15/15. It also says it's a low income housing development, with some (about a third) market rate units. Excuse the long url.

If it is designated as a majority low income housing development no developer will touch it without a hefty subsidy from the state or local gov't. There is no money to be made on low income housing. A large development also requires a developer with deep pockets and a long timeline to recoup his investment.

I agree, posting in a NJ bulletin board about your landlord problems in Brooklyn?? Loco is an appropriate name for the poster.
There are NYC laws that protect rent stabilized tenants. The housing courts in NYC tend to favor the tenants. I have friends in stabilized apts in Manhattan and they feel very secure in the protections that allow them to stay in their apts even though they are paying rents that are far below the market rates.

My favorite is the pedestrian with the cell phone stuck to the side of their head crossing the street and not bothering to look for on coming traffic. Do they really think everyone will watch out for them?

Last fall the owners at Port Libert? settled a lawsuit against the developers and construction companies, the charges were shoddy construction and substandard materials. This lawsuit has been in the courts for the past 10+ years.

29,000 sq ft is tiny for a supermarket, most supermarkets are 60-80,000 sq ft. This would have been smaller than Shop Rite.

I agree with other posters that JSQ would be a good investment. If your heart is set on a 2br/2bth under $700k in DTJC have you looked at 700 Grove? There are a few places for sale in that range.

If you have been on JC List for a while you can remember the whining (probably from the same people) about the lack of restaurant dining options downtown.
The loss of business from the entitled few people on this blog won't make any difference when you you consider the number of new people moving into JC.

Shrimp that comes from the gulf coast is frozen as is the imported shrimp from Asia. Freezing preserves freshness and it kills parasites found in most seafood.

The city already shut down the St Patrick's Day Parade, as it was ludicrously out of control. I haven't been in Hoboken during the crawl since it started (I avoid it, frankly) but it does sound tamer than the previous parades.


There were fewer people on the PATH train going to Hoboken dressed in their St. Paddys day drag, (cheap green paper hats, green plastic beads and green clothes). Only one drunk stumbled onto the PATH train later that night when I was coming home.
