The most recent change in ownership happened around 2016. That's when we switched to Secaucus Animal Hospital, and we haven't looked back. You need a car to get there (or, I suppose, a sympathetic Uber/Lyft driver willing to drive you and your pet) but definitely worth it.

This. All the brouhaha over the numbers is simply a distraction. Even if her contention is right (which I seriously doubt) 5 out of 105 works out to 4.8%.


So instead of reaching out to the city law department or calling the city clerk for the ordinance, it is easier to mock me. It is easy to mock anyone when you hide behind phony names. I challenge anyone of you to attend the next council meeting and ask any city attorney the break down of JC tax abatements. I stand by what I said.


Sorry Yvonne - you're not making sense. And it's not down to folks on this forum to approach city officials with your nonsense. Back up your claims or shut it.

Bridget DSousa's excellent series from a few years back has it at 95% JC, 5% County. There was a long-standing feud over a Bergen/Hudson municipal tax sharing plan - but that was stopped in 2015.

@Hero69 We're not debating the tax on cigarettes - but the proposal to introduce a NJ tax on vaping.

If NJ has any figures on the healthcare costs related to vaping - I'm sure the world would love to see them.

@JC_Rider - so between the lines - the portion of the assessment under the PILOT does not change under the reval until the PILOT expires. And I guess the rules for dropping an abatement may be different to a standard appeal. With the latter - an appeal in 2018 would apply to the whole of 2018, though you'd pay the original 2018 bill then get a refund in Jan 2019.

Worth getting an attorney on the case. I would have expected the original PILOT to be expressed in % of assessed value - and should be updated with the reval. Likely the tax office's IT system can't handle that update.

It's really a question for the tax office. Under a standard 5-year abatement for improvements, you get something like a 25% exemption. That exemption should apply to the post-reval assessment if you're still in the abatement period. What you can't do is appeal taxes during an abatement.

Sounds like JC_Rider is in one of the piloted properties that has a longer abatement. Different rules to the 5-year. Need an expert to figure it out - might even be worth hiring an attorney to renegotiate.

The state is not involved in the property taxation process at all, it's the cities and counties, why should they get involved in this solution?


The NJ senior freeze program is run by the state. And states like Minnesota run their tax deferral (reverse mortgage-like) program. Consistent and independent governance, consistency of policies, economies of scale...some good reasons to manage at the state level.

This is exactly what I thought in the first few years after I bought my property. My assessed value was 330k and I bought for 550k in 2005. Also, the property had a so-called 5-year abatement - I couldn't appeal before 2009.

They took the word "State" out deliberately - since the crime would be handled by the NJ State Park Police, and presumably, the prosecution wouldn't be handled by Hudson County.

Comparing it to where I work... To get the same plan, I'd pay $250 per month. If I were to spend $1,000 per month, it would cover me, a spouse and two children or more.

Where are you getting the number that private sector averages are $1k per month for an individual?


My bad. I pulled the $1k/month from faulty memory. I pay $500/month for me + 1.

But the numbers in your original link don't make sense unless that's the full cost of the plan - and not the cost taken out of the teacher's salary. Taking the member + spouse example of $1.8k/month - that's $22k/year. More than enough for a gold plan on the open market.

The numbers though are less relevant than the principles:
1. Teachers should only have to contribute around the same amount as the private sector.
2. If they give up plan level - they should get the equivalent in salary comp.
I'm in favor of giving teachers a substantial raise.

Not as good as the Killing. And if you live in JC - the locations don't make sense - which can detract from the drama. Like why would you drive through LSP to get to Bayonne hospital?

7.3/10 on IMDB is about right.

Again, you saw (I?m assuming) children present at one school. If I am mistaken about the number of schools you visited to make your claims, I apologize. I believe PS 16 was the original school mentioned in this message thread. You were provided with explanations as to why the children were there- either employees own kids or children brought by their parents who chose to support teachers. You disagree with those decisions but that's about it. Time to move on.

Unless you are a member of the Jersey City Board of Education or a member of the Jersey City Education Association, I am not quite sure when you feel you will have the opportunity to vote on the pay increase. The negotiations teams of each party come to an agreement on a contract proposal that each feels is acceptable. The membership of the union votes to ratify or not, then it is presented to the board for approval. So unless you happen to be a member of one of the organizations, you aren't voting on anything.


So who elects the JC BOE? And the point was general and not specific to me, nor a single vote.

Teachers need to keep the BOE, City, County and State electorates on their side. Exploiting young kids looks bad to a high percentage of that electorate.

If you think that 1.62 is a big hammer, just wait a year or two. Once the county decides to adjust the JC contribution, it will go up. And, there is a very good chance that the state will cut back on the school funding, which will also lead to a higher school tax for residents. Also, if the market valuations drop, the rate will have to go up to compensate for the drop. I wouldn't be surprised to see a rate of 2% (or, higher) in the next few years.


The elephant is the possible cut to JC school funding.

Market valuation drops and County increases won't move the needle much. Market valuations are likely to drop near uniformly state-wide. And post-Hoboken reval - the County increased Hoboken taxes by 11.6% - but only ~1/4 of that would have hit the City rate. That kind of increase wouldn't even move the JC rate above 1.7%.
