I'd check again if I were you. All towns and cities are not created equal, so size and number of units to be revalued play a significant roll. There are very few firms authorized to do across the board revaluations in NJ. Do a google search on the Newark reval and how long it took.

Or even better do a search on the last JC reval to see how long that took. If your girlfriend's firm can revaluate JC in less than years without loosing their shirt in lawsuits, you should marry her quickly and let me know when I can purchase stocks because her firm is the next Google.


Newark is up for bid now, not sure when it was done last and if that contributes to the time it took. The large cities would be a different animal, if the fee did not allow for a number of people in the field, sure it could take forever but that is kind of ludicrous. Many other sizable cities in NJ are done with one person doing the physical property inspections and the office handling the calculations, valuations, appeals, etc in less than a year?s time. Maybe that is not possible here, I don?t know, it hasn?t been attempted in forever.

w.r.t. lawsuits...I am pretty sure the tax appeals are against the town with the reval company partaking, not sure about any liability...I dont know, i just hear about this every day, I could ask. What kind of experience/knowledge of revals do you have?

1. Abatement or no abatement, no there are parts of JC, NO developer is ever going to throw a shovel into.

I lived on the waterfront for years and was astonished at the number of empty lots and parking lots. I am still astonished at the number of huge parking lots. I assumed the demand wasnt there to develope the land therefore the PILOTS needed to encourage them. Given the trump building is not putting up a second at the moment neither is 50 Columbus...I assume the parking lots will remain in all the other areas. I hope we get some revenue from the lots.

I don?t claim to understand all the ins and outs of the JC abatement system, someone please let me know if my logic is off. I do understand how abatements seem unfair to those who dont have them. For the city as a whole however...couldn?t they be a good thing? Depending on how the following questions are answered I can see a real upside:

Without an abatement what is the likelihood of a developer ever breaking ground in some areas of JC, or anywhere in JC in this market?

What amount of revenue (if any) does JC realize from a unoccupied plots of land versus a high-rise full of people paying PILOTS?

I think you mean north?

Curious to know what your thoughts are on places like Society Hill and Port Liberty? Both in Jersey City, from one developer, and are not really even walkable to mass transit.

I am not sure if any of you have actually been to the area you are talking about. If so you would realize the west side of Hamelton park (the actual park, not even the end of the neighborhood) is the same distance from a PATH station as the Beacon!

A good example of this is the grove street area. I lived around there for years, it has gone thru major changes in the last 7 years. There were abandoned buildings where grove point is as recently as around 5 years ago with vagrants living in them. As you move away from the new big buildings, the areas to the west, Barrow, Jersey, Monmouth, Bruswick, etc did not look anything like they do today.

Public transit in JC is incredibly important. In this day and age it is next to impossible to get a subway extended or built. With impact statements, costs and everyone suing everyone something like the PATH or NYC subway couldn?t be built today. As an example the second ave line in NYC is a 40 year project?still no where near complete, hopefully the PATH holds up another 100 years!

They have a rare opportunity to use the remaining unused RR right of way for the light rail here in JC...6th street embankment to Bergen Arches to Secaucus and beyond. If that falls through it would be a shame as it is the last bit of land they could use downtown (without having to tear down whole city blocks).

Also, i recently rode my bike out to the Bayonne Bridge, it looks like they may be trying to extend the light rail towards it. Are they thinking of going to SI with it?

The proposed PATH extension to the Bronx after 911 was the coolest transit proposal i have seen yet...too bad it didnt work.

Castle...moat...please dont put some kind of stereotype or generalization on us, how would you feel if people who didnt know you did that to you? I live at the Beacon, I dont have a car, I shop via foot locally, have a drinks at astor bar, ride my bike to and from there all the time, walk to JSQ, walk to lincoln park, have explored the reservoir, ice skate at perishing field, etc. Its almost like...well...everywhere else i have lived in this city or elsewhere.

Everyone is different, some need it a certain way to be comfortable. Some dont like cities because they are crowded or dirty or too fast paced or they are afraid of what they don?t know. There are people in Manhattan who refuse to go above 100 st or to an outter boro or worst of all to "Jersey"! I am gathering from this thread that this type of thing happens in Jersey City too with some people from the waterfront. Its a shame, but it is what it is. As long as you are comfortable where you are...who cares, enjoy where you live, please dont disparage other people or where they live. It is just not polite. I lived on the waterfront in portside towers, then on Steuben St, then in Hoboken, and then chose to live in the Beacon area 100% on purpose, and I love where i live.

We can have a drink or two and I can show you the complex. Then we can walk up the block a bit and have another drink if you want. This way you can see the place and the neighborhood. After that I figure either you will see what we are talking about or you have more credibility since you have been here. People like different things and there is nothing wrong with that. I happen to love living here, and I think it looks so damn cool:

For my first year or so i never ventured too far from Paulus Hook or Newport, then i started wondering around a bit checking out different areas. There are some really cool places in the other parts of JC besides this area.

-Sundeck
-Grills
-Treatment rooms
-Four roof top patios
-Steam rooms
-Reading room
-Dining room/kitchen for events
? I think that is the rest of the amenities included in the maintenance

That is a shame he lost his leg.

Those trains move VERY slow through there, maybe 8mph or so. This is partly because the track makes a small jig in the tunnel next to where this happened.

I think you may not be up to speed on proper urban planning. I dont claim to be either, but i can appreciate the value of studying and examining a complex situation.

If you think you have an observational technique, maybe you should submit a proposal for that contract. I am not a civil engineer or urban planner but I would recommend you consider sending out traffic counters to multiple intersections. Have them record the number and type of vehicle traffic aswell as how they navigate the intersection...110 left turning trucks per hour, ect. Dont forget to monitor and document pedestrian traffic, break all this down by time of day and day of week as it varies. Then look at all of the future provisions for commercial and residential property, factor in the estimated traffic from those. Then...

I can START to understand the pricetag of the study...

Would we be better off driving a car through the area for a day or two and breaking ground based off assumptions from this?

I once knew a guy who had his airbag stolen many times in Brooklyn. His practical solution after 6 replacements was to stop replacing the airbag and leave his window rolled down so that he didnt have to replace either anymore. In this litigious society i am surprised you arent suing the parking garage, Jersey City, the mall, BMW, the window manufacturer, and McDonalds just for good measure. In all seriousness, sorry to hear about your GPS, glad you have insurance.

Not quite in Lafayette but close. I pretty much exclusively shop at the Pathmark. There are some decent positives to shopping there:
- I think the prices are better than Shoprite, and know they are much better than A&P.
-I am very far from a granola type of a person. However I buy organic there a lot since it is often on sale for about the same price as non-organic. I guess the clientele isn?t there for it.

What can be a hassle:
-Waiting to check out sometimes. I don?t think it is the number of lines open at all, rather it is the people going through the lines. They are in NO hurry to complete their transaction; I believe they are competing in a game where the winner is the one who takes the most time at the register. One highly successful strategy I have seen is used is vetting the accuracy of every aspect of the checkout process.
-The bollards ? yes they are annoying, both of these are not enough to keep me from going there however.

Seems like a lot of maintenance for existing mass transit and some upgrades to existing properties...but no new mass transit. I hope this is a bad summary or I am misinterpreting. Am I reading correct that the only increased capacity project funded by our state $$ is taking people in and out of NYC? Besides stimulating construction jobs, if the goal was to get more people using mass transit, i dont see these as helping at all. I wish some was going to the Lackawanna cutoff project or something similar. Thankfully we already have the most sophisticated mass transit in the US thanks to the folks 100+ years ago who built it. I was hoping we would make progress towards competing with Europe and Asia however with this package.

This would be my guess also, however likely, it IS still a guess?and for how long?... when is the bottom? Nobody knows, not you, not Dianne Warwick, not Nostradamus. So the answer to your question is, people who are ?investing? in RE have different guesses, some guess now, and nobody knows who is right.

My other guess/opinion is that since this economic occurrence is very different than anything in history?historical analysis seems to me to be largely useless. Comparing to trends since the 60?s, 70?s up to today seems pointless to me, the global economy works differently now, the global governments are acting differently now, etc, etc. ?In the past 5 recessions???back in the 80?s when?...?when the great depression??I think all that is hot air people are grasping onto because they feel more secure ?knowing? something. I just hope that with any change we take advantage of the opportunities.
