Yes, those tracks are not used. It is just a forest up there. If those tracks were used, we would be looking at trains all day. That would be awful.

If you like the general downtown area, then the Crescent Court spot is fine. It is walkable to the Grove Street PATH station (13 minutes). Some people just don't like being near Route 78. Indio's does not bother us. The other bars on 2nd Street are more of an issue for the people that live close to those bars.

I just looked at the Google satellite images. I think the trains come out west of Route 78. Probably just west of the building you are referencing.

I know the hill is Port Authority owned land, but why aren't the trains visible at that point?

You are correct about the freight trains are in the area. Never noticed them before.

Here is some video exiting the tunnel. I have never seen a train. It is difficult to tell exactly where the exit is. I will try to listen more closely.

With my windows closed, I really do not hear much noise from the Turnpike or much else. Outside there is a general buzz from Route 78, but it is not a big deal. I have no idea what people are talking about with respect to the trains. The PATH is underground at Crescent Court and I do not know if there are freight trains running nearby. If there are some, I have not seen them in the 3 and 1/2 years I have lived there.

Frankly, I expect most of the noise in the future to come from the new residents at Crescent Court. The Indio's crowd doesn't usually come all the way down the block to the Crescent Court area so that is not a problem.

I saw Vega get on the Grove Street PATH train at 8:30 AM heading west towards Journal Square. White button down shirt and brown pants. Had a huge ring of keys in his back pocket. I assume he was going to work.

The small time builder who built my apartment building used to tell me that Jersey City officials would visit his construction site every so often and ask for a few thousand dollars. He said it was part of doing business in Jersey City.

It is another invisible tax on the people. Why did the proposals for the Columbus Street paving come in too high? Probably because they had to account for all the kickbacks they had to pay for.

Sooooo they give money to the Crystal Pointe developers and then take it from us. OK. That makes perfect sense. I am paying to help wealthy people purchase fancy condos by the water. Great.

The salt and pepper haired guy at A&P is great. I think he does most of the fish. I am not positive, but the meat area may be contracted out to a separate company. I think that is why the service stinks and they don't care about the customer.

Since PSE&G was doing work nearby, I actually had them remove the shoes at Colgate & 1st. I called on Monday about the shoes on 1st street in between Monmouth and Newark. As of yesterday, the shoes were still there.

I've lived there for three years. It is OK. My only issue is Brunswick during the day. I think the high school students use Brunswick to walk around during lunchtime.

Did you look at the new place they built or is it something else?

Options would be Comcast Internet through the cable lines or DSL through Verizon. I am not sure if there are other DSL service providers in the area. Ultimately Verizon owns the phone lines and the third party provider will go through Verizon anyway, but if you hate Verizon, there may be other options. If you don't need blazing speed, DSL is currently cheap and it should be fine.

I was told by Crescent Court that they do handle the maintenance differently and do not charge per square foot.

Also, I should clarify. I do not think he can take the full mortgage interest deduction since it will be an investment property. However, I think real estate professionals can count any real estate investment losses over a certain threshold as a deduction on their taxes unlike the rest of us mere mortals.

I looked at crecent court quite seriousily and I am not sure he's going to get $2500, especially considering the new rental units coming up at Liberty Harbor and elsewhere.

More importantly however, there's no way $2500 is going to cover the monthly owneryship cost:

Maintenance :~400 (basing this of the 350 dollars figure I was given for the one 1 bedroom I looked at there)
PMI : ~177 (he's putting less than 20% percent down)
Taxes : ~560 (calculated using the 1.5% abated rate)
Mortage payment of $2300 (calculated using 5% on 427,000)

= 3437

That's roughly 800 dollars extra he's going to cough up every month even if he gets that amount.



Assuming he is in a higher tax bracket, it will be much closer to breakeven after the mortgage interest deduction. Also, the 5% down payment may have been to Matzel and Mumford. He may still pay 20% at closing. Lastly, I am not sure, but I think all the maintenance fees for those apartments will be the same ($350). I am just skeptical that they can keep those payments down to $350/month. Not having a doorman will help reduce the cost greatly though.
