Inexpensive rents and lower sale prices, for more square footage, will attract the next wave of gentrification over time.

FALSE. Access to great things will attract the next wave of gentrification. By your theory Patterson, NJ and Gary, IN are the next hot spots because they are cheap.

Skatee, using your example ... it's chicken and egg. If other JC neighborhoods had great access and transportation, a large number of people who vocally care about cleaner streets would have already moved there or would be moving there soon. That's all I'm saying.

So someone like me, who is now a hair over a mile away from JSQ, who decided to stay in this city and pay taxes and plant roots should basically just accept the shitty things to stay that way because I don't make as much money as people in the more "desirable" parts of town and can't live where they are? I am asking basically for the city to keep the streets clean, doesn't seem like a lot to ask or unreasonable

I agree with you entirely about what it is you want: clean streets and safety, which should be something that everybody in Jersey City should be entitled to. I'm just saying that without 24/7 access to the region's employment and cultural core, your neighborhood will probably not attract a "critical mass" of residents that absolutely demand the streets be clean, and require interesting and plentiful amenities in the neighborhood.

It took a really long time for Downtown JC to get that critical mass, and it always had the PATH (3 stations, in fact).

Now, urban living is popular. Highly desirable. It's why Jersey City as a whole has seen a lift, mostly downtown. Access to NYC is the reason. Not just being in Jersey City, but having great access to Manhattan. That is the ticket.

If you look at other non-Downtown parts of Jersey City, some of which have boarded up storefronts, no commercial activity, and dilapidated houses, it's because people who revitalize neighborhoods generally do not want to live in neighborhoods that do not provide access to Manhattan.

Sadly, without the Path lines being extended to other neighborhoods, those neighborhoods will remain as they are. There will be no hyper growth, no huge developments.

Journal Square will explode. The Heights will remain stable with some growth. Everything else will remain as is or show marginal improvements.

In Jersey City, it will always be a tale of two cities, unless the Path is extended to other neighborhoods. Until then, the discrepancy between Downtown and other JC neighborhoods will only continue to grow, not shrink. It is an entirely different audience.

I disagree.

Look how far people commute from deep into Queens and Brooklyn, with multiple transfers. Any part of JC is a quicker commute than many of those areas. Downtown, then the Square, then the Heights will appreciate faster, in that order, but the rest of JC will do so in turn. Greenville has Light Rail and bus access to the PATH, and with CitiBike, it's not that bad either on nice days.

We can agree to disagree. Those far out areas of Brooklyn and Queens are not really gentrified. They have not changed in 20 years, at least very noticeably.

That being said, those far out Brooklyn/Queens have changed a little and will change at a faster rate than non-PATH areas of JC because it's the MTA Subway, and it provides 24 hour access to their neighborhood from Manhattan, with one swipe of a Metrocard rather than separate systems altogether. This cannot be said for places in JC where people have to take a bus or a light rail to get to the 24-hour PATH. Not only is it a connection (or two), but it's not 24 hours, and it's an additional cost and an additional system.

The weekends, especially around this time of year with tourists, is INSANE. During daytimes on weekends, the Path trains should run almost as frequently as during the weekdays. There is demand. It's frigging New York City, does the Port Authority think that nobody wants to be out and about on the weekends?

And late nights on Fridays and Saturdays - there is no excuse for the crowding. With people out drinking and being packed in tight like that ... going to start seeing a lot more incidents.

Run more trains. The time has come.

It's pretty unbelievable that they are all going to be rentals. Does nobody see a market for condos here? There is like zero inventory for sale anywhere downtown.

Most of the places opening up are restaurants, that happen to have bars. Saturation? We may have fewer bars out of any other US city of our size (260,000 or so).

Re: PATH (pathetic attempt at transporting humans)

But the money IS there. It was just used for a gigantic useless terminal at WTC that looks like a flying dove. This flying dove doesn't add any value at all to riders, yet cost a fortune, and that money could have made the Path more reliable. The Port Authority leadership needs to be ousted, or the Path needs to be taken away from them. Something. The misuse of funds is glaring and will bite us all in the ass.

Re: PATH (pathetic attempt at transporting humans)

Signal failures on the NWK-WTC line. Westbound train sat at JSQ for 10 minutes then the announcement was made that the train would terminate in Harrison. Figured I'd get an Uber from Harrison to Newark. Train continued to sit at JSQ. 5 minutes, 10 minutes. Said screw this and ran upstairs to get an Uber to Newark.

Missed my connecting NJtransit train by 60 seconds (of course that train left on time, Murphys Law).

I allowed a fucking hour to go from Grove Street to Newark, and it was a fail. This system has gone from reliable to absolutely shameful. How can we make our voices heard, legitimately?

The worst part is...what the hell were they doing when they shut this line down for a year? Wasn't it to fix the damn signal problems? Port Authority needs to have the Path forcibly taken out of their control.

You didn't take our advice and take the ferry to Sandy Hook? OY, traffic and especially on a Saturday. Faster and way more fun on a boat.

Yeah the food is really good at Zeppelin - I was there on Saturday. I don't have a major problem with Zeppelin, but my comments were more along the line of authenticity (I think Zeppelin is kind of cheap/Disney-looking), and the clientele is sometimes a little weird.

There is definitely more good than bad. My only feedback would be:

1. stick with the rock and blues, it will keep the douchebags out.

2. take out the TVs. It actually takes away from the beautiful space, and for what? Nobody is going there to watch golf, which was on when I was there Saturday night. Plenty of other places to watch a game.

Yes the new terminal is really bad, the escalators with the repeat safety announcements are painfully annoying, and it's the biggest waste of space I think I have literally ever seen when exactly one block away is another brand new subway terminal -- we really couldn't have just piggybacked on that one and saved a ton of $$$ to be put towards signal repairs and track maintenance? Path needs to be taken away from Port Authority ASAP.

Why is Bayonne mentioned as if it's undergoing some sort of renaissance? It hasn't and won't, and Trenton is in the same boat. It doesn't have the raw materials for a rebirth of any sort. Downtown Jersey City and Hoboken gentrified for one reason and literally one reason only.

The platform at the new WTC station is hotter than Hades. Be sure to bring water if you'll be waiting longer th as n 15 mins! Haha.

In all honesty, who would taka the temporary station back in a heartbeat with additional service and/or an underground walkway to Fulton??? What a waste. It's not even that nice.

Re: The best of NJ - a sub from Atlantic City?

Home away from home

I have eaten there, very recently, on a business trip of all contexts. It's a regular sub, nothing special about it, but the place itself is pretty classic - looks like an old diner/luncheonette. One of my colleagues who is from the Midwest was impressed with the sandwich, but for any Northeasterner it's a pretty standard sub sandwich.

Not sure if the food deserves to be award-winning, but the place itself was somewhat charming if you appreciate no frills nostalgia, which I do.
