I've lived here 5+ years and wouldn't agree with any of those statements. Just like anywhere else in JC or NYC, you need to watch out for yourself. Parts of Bergen Ave are dumpy, but I've never been scared walking there. I have an equal length walking commute if I take JFK or Bergen to or from the PATH, and I walk Bergen 9 out of 10 times. But yes, Gifford between JFK and Westside (Lincoln Park) is the nicer, more desirable block. This is true for Gifford and Bentley, but for most of the other streets around here, the JFK/Bergen block is the more desirable one.

If you have USAA for insurance (either you need to be in the military or be the child of a member -- mine goes back to my grandfather serving in the Korean War) then you can get a significant discount on ADT, both for the install (mine was something like $700 instead of $1000+) and the monthly fee, which is under $20. No complaints other than the salesperson they sent to deal with me was a total idiot who knew less about alarm systems than I did.

Biggest problem I've seen with them is that when you first turn on the light, the bulb is not at full intensity, and it takes about a minute to get to full brightness.

Something I do like about them is that because they produce little heat, you can use a bulb which is brighter than a given fixture is usually allowed. For example I have a fixture at the top of my stairs which is 100w max, but I like to be brighter than that. An approx 40w CFL which produces the same light output as a 150w incandescent works safely in this fixture.

Ed Hufnagel and his son Mike run a large operation with multiple trucks and at least a couple different crews. Ed, Mike, and a 3rd employee are all both NJ Certified Tree Experts and ISA Certified Arborists. They do what they are told, work quickly, and don't leave a mess. My only complaint is their popularity can make them hard to reach. The phone always goes straight to voice mail, but they usually call back within a day.

I've never seen a JC cab without a meter. And if they don't turn it on when you get in, just say "please run the meter or I'm not paying for this ride". That's never failed for me. These days I usually don't bother. I know what my ride costs, and that's what I pay when I get out, and the driver never makes a scene.

A neighbor/friend of mine got beat up by a bunch of teens in Lincoln Park last night who randomly attacked him and his dog with a 2x4. That's a wolfpack. This is no joke or hype.

It sounds like the police did not have Mischief Night under control by any means. What ever happened to toilet papering trees and spraying shaving cream?

This is a great project for the neighborhood. It's a nice historic building, which was originally a police precinct. It was one of the earliest police buildings in the country with a parking garage for then new concept of police cars. So all/most of the units get an interior parking spot, which is very desirable in the area. But what a dumb name they picked for the building. It sounds facist.

Rags to Roses went so downhill (not that they were so amazing to begin with) that they're shutting down the business. One of their employees is taking over many of the clients. Diane is out, and I assume that messages to that email address will not be getting replies.

One of my neighbors told me yesterday that the Brevard condo project has been scrapped (or indefinitely delayed?) and 39 Duncan will remain rentals, although slightly nicer ones since the building has been at least partially renovated. But http://www.libertyrealestate.com and http://www.thebrevardnj.com both still show listings for it as a condo building. Anyone know the story here?

I've done it many times the last 5 years, and there's always a cab if you don't feel like it. I've read a handful of reports over the years of people getting mugged walking home from the JSQ PATH, and it always happens on a side street pretty close to the Square, like maybe Vroom or Van Reypen. A mugger is not going to follow someone all the way down JFK or Bergen to Duncan, which is also a wide, decently-lit Avenue. It's safe.

If you buy in 39 Duncan, you can add a parking space for $10k. I suspect the parking spots will sell out a lot faster than the apartments. Parking is tight in this neighborhood, but far from impossible. There are some lots, but can they be out of the way depending on which block you buy on. The current proposal for the empty lots on the corner of Fairview and Bergen, next to the Basilico condos, is a tall apartment building with a large automated parking garage making up the first few floors. But it will take a few years before it's completed, assuming it even gets approved by the city.

So you've posted 3 messages on this board, and they're all over-hyping the Brevard. You pretty clearly seem to be connected to the developer/broker. I live on the block, and want the building to do well, but this sort of shilling does not help.

Apartments look small, but are priced accordingly. This is perhaps the only non-pre War apartment building on the block, so it won't have the same nice historic features (high ceilings, marble lobbys, etc.) as buildings like 47 or 53 Duncan. It's a good block, and it seems the few bad elements -- people drinking beers on the sidewalk, playing loud music, shooting off fireworks on the 4th, etc, but nothing serious -- are all renters in 39 right now. So unless they buy into the condo, the block should be getting even nicer.

If they don't run the meter, by law you do not have to pay them. I've never actually invoked this, but I know my ride by the meter is $6 including tip, and if a driver tries to charge me more, I ask him if he wants the usual $6 or his legally-allowed zero. They'll take the proper fare every time.

I'd like to see how long the city stays "tough" on the cabs. About 90% of them at Journal Square fail basic safety inspections, yet nothing is done about it. It'll probably take someone getting killed in an accident and a $100 million dollar lawsuit for anything to change.

Looks like the rumors are true. Everyone's least favorite building on the block (Duncan between Bergen and JFK) is most definitely going condo. There's a huge Liberty Reality sign out front declaring it "The Brevard". The property's never been well maintained, especially compared to the nicer pre-war buildings nearby (47, 53, and 61 Duncan) so this is a very good thing. But the apartments look small and I think it's priced higher than the very well-renovated Basilico around the corner. I hope they get buyers. There's a lot of inventory coming on-line in this town.

The pics of the sample apartment aren't so hot, but is that first picture a rendering of new landscaping out front which is to come later?

It should also be noted that the Duncan projects are a good half-mile or more from the area in question.

In my commute, I can walk on Bergen or JFK -- the distance is nearly identical -- and I almost always pick Bergen. In 5+ years I've had no problems.

A lot of these houses would look ok (not great, but ok) if they'd use red brick and plainer black-painted metal work on the railings. The cost would be the same if not lower.

I totally do not get the appeal of the pinkish brick. I get especially annoyed when someone with an old red brick house puts on a new patio with the pink or otherwise oddly colored bricks. Do they do it on purpose? Or does the contractor just buy whatever's available or cheapest? I'm sure an exact match with old brick is very expensive, but I'm sure you can get close enough at a reasonable cost.

Going kind of off topic, but I've seen a lot of new modern condos in downtown NYC using a very dark purplish brick, which I actually like for those applications, but it would probably look quite horrendous on a Bayonne Box.

I suspect these ones are placed so far in from the curb because the first set of them were too close to the curb and have been knocked down all over town by trucks.

The sad thing about these Destination Jersey City signs is they were all paid for with private and grant money, but once they went up, the city took over their maintainance. However, Jersey City being what it is, the city refuses to fix or maintain the signs. I'm told that the Destination JC people had money to hire private contrators to maintain them, but the city refused on some sort of political grounds.

Olde Good Things is run by a religious cult called the Church of Bible Understanding (COBU). Search google and you'll find some interesting articles about how they've been able to dominate the architectural salvage business in this part of the country because their labor is more or less free.

Changing the subject a bit, but the part below caught my eye. As far as I can tell, every JC cab is a retired NYC cab, which means they already have 5 years service and at least 300,000 miles on them. So JC lets these pieces of crap back on the road for another 6+ years, or do they count from the beginning and need an extention after 20 months? Either way, the physical state of the cabs in this city scares me. In 5 years I've never seen one with 3 working seatbelts in back. Anyone remember those articles in the JJ about how nearly every single cab was failing spot inspections?

These guys get my highest recommendation -- great work, fair price, and they respond quickly to any issues, even years after I last paid them. But I can't comment on their work in brownstones. I'm not sure if they even deal with the high-velocity flex-tube stuff which you might need in such a system. My job was a 2 story wood framed house with non-finished attic and basement, so running standard ductwork was relatively easy.

Great news. Who were the no votes? I'd also like to know about the setback vote.

I'm told there was a recent meeting of potentially affected residents in Greenville, with Mike Sottolano in attendance, and of the 80 or so people there, no one was opposed to being in R-1A.
