Certificate of Occupancy -- Condo Downtown JC

Does anyone know if a Certificate of Occupancy is required in Jersey City? I am looking into buying a condo in downtown. I had a home inspection and there are significant problems with the furnace being old and rusted and piping not insulated and most importantly the vent for the drainage spills out on the basement floor. I received a letter from the sellers attorney regarding certificate of occupancy and some terms about this and that and the cost regarding certificate of occupancy if required. i think i can repair some of the problems myself but if this certificate is required there will be significantly more excessive costs required to get everything to code.. any advice would be appreciated. thanks everyone.

P.S. if you know where i can find this info myself that would be appreciated as well. thanks!

not to say what happened was justified in this case or if this even occurred, but i have seen many of drug deals done on newark ave in the downtown area.. mostly done by the old pickup routine and drop off the person about 50 yards down the road... i can't say i saw drugs or money exchanged but picking someone up and driving a short distance and letting the person out usually raises a red flag.

is writing a letter instead of appearing acceptable in jersey city or must you appear in court to fight the parking ticket. i was just wondering if anyone has done this here and if so how you went about it. thanks

is anyone else losing access to network channels sporadically. this is the second time in the last week for all the channels 2-12, only the non cable channels are out. i get a message that the channel will be available shortly but never is. just want to know if this is an isolated incident.

i believe i just witnessed 2 rival wolfpacks converge on coles and 4th street, one i believe flashed a gun and about 20 kids took off running up 4th street toward jersey. i was dropping my girl off at the path station but on my way back cops were flying all over the place i think scouring the neighborhood. anyone else witness this or have any info?

i can relate to this however, a lot of times it is just due to circumstance of one car never moving and multiple cars parking and leaving in the interim of all different sizes causing this problem. it is not necessarily some inconsiderate prick doing this on purpose so you just have to roll with the punches sometimes.

i received my first parking ticket in JC. i have only had my car here for a few weeks thus far. i parked on 4th street btwn jersey and coles next to the former funeral home. i parked in the last spot i thought was available right at the end of 4th and the corner of jersey. the ticket i received was for parking in prohibited designated areas. the red markings i noticed are barely visible on the curb, all worn away. it is for $42. i hate throwing away money on this shit. has anyone actually gone to court to fight one of these and if so is it really worth it, are there court costs involved, etc. i parked on that side around 1pm to avoid the street sweeping on the other side from 1-3pm. is it worth fighting this or just to forget about it and and pay it. any similar experiences or info would be appreciated.
