That's all because Symes is not doing as well as anticipated and the other 4 candidates are all picking up more steam than anticipated. Once again, Developers Win. C.I.A. gives their agents extensive classes in disinformation,

countering this type of activity by releasing the tapes would be

smart - unless of course the tapes hide something more insidious

perhaps like how many other fucking side deals were cut and never exposed or caught.

So, you're essentially saying you're ok with corruption, as long as the right thing was done after people were caught? But, that those who were caught shouldn't be reprimanded because they eventually did the right thing and didn't get the chance to follow through? Solid way of holding your public officials accountable. Councilman Fulop would strongly disagree with your assessment on this.

I'm not saying the two people in the conversation weren't talking about something they shouldn't have been. Maybe they were up to no good. But no one is making hay about this situation as a way of getting them out of powerful positions. This is all aimed at the mayor. And the fact seems to be that overall, the administration did the right thing, without having to be shamed into doing it. Isn't that what we all want?

Corruption looks like a mayor, and his many of his allies and aids, showing up at a diner to be handed envelopes of cash. It's just that particular mayor was legally savvy enough to let everyone around him take the fall, while he walked away scott free. And now that mayor's general council wishes to be mayor.

Funny thing is, you all want to paint Fulop as a crook because two of his staffers appeared to have a conversation that didn't follow ethical standards, even though nothing was followed through with because more level heads in the administration put a stop to it. Yet we're all supposed to vote for a former high ranking staffer of a guy who took bribes, but did so in a way that he didn't personally pay a price.

The hipocrisy in all this is amazing.

Quote:

Ummmm...yeah, that's why we're asking to release the tape and any other information available, so we can make that determination with all available information. What part of this are you incapable of understanding? You're essentially saying "get over it because we don't know enough, but you shouldn't be allowed access to more information to make that determination." Circular logic much?

Say you overhear two of your children talking about plans they have to shoplift from the local market. Let's say they were stupid enough to video it (not so far fetched with kids in this day and age). You stop them from doing it. Maybe you don't throw a fit. Maybe you don't ground them. Maybe you just talk to them.

Should we consider your kids thieves? Are you a crook too? Should you be forced to make the tape public because you've prided yourself on being an upstanding citizen?

Even though your kids never followed through, because you did the right thing, shouldn't we label them, and you, as dishonest from here on out, based off your logic?

Quote:
No doubt I'm new to this site. I noticed a poster here (neverleft), who frequently posts spin material/obsessive rants for Steve on nj.com (as Sound Machine), and was heavily posting misinformation here, so I got caught up in this thread. Make no mistake, I have no affiliation with any campaign or civic group, etc., and think we're screwed either way.

I also respect your view against political grandstanding, I truly do because it's annoying. It doesn't mean Steve shouldn't be transparent per his campaign pledge. If there's nothing bad on the tapes (which I actually believe), just release them and explain. Hold a press conference. That's the right thing to do.

If this were truly a scandal, I'd be all in. Had the administration followed through on fixing a bid, or only blocked it because they got caught, then there would be smoke and fire. But I don't see it here. Maybe new info will come out and I will change my mind. But it's not going to be based off just what I "believe" is happening.

Asking for this tape to be released is nothing more than trying to get political dirt out there. Taken out of context, anything can look bad. And what's on the tape may very well be bad, but it's not an indictment of the mayor, because his administration seems to have done what it was supposed to do. The tape serves only to bury that fact.

chill out dude, this is a common thing. You would have the landlord put the money into escrow and sign an agreement to essentially buy you out of the apartment. If they're going to boot you out or make your life hell, might be a better option to take payment to leave. Lol at $22,000 not being shit and demanding $100,000 to leave. If $22,000 is small change for you then why are you living in such a cheap apartment? Damn dude. You're being extremely hostile to people that are offering advice.

There's not much you can do really except establish a paper trail of mail with receipts showing the checks have been delivered, along with a record of your phone calls and emails. If the landlord continues not to pay I would definitely recommend an escrow account or other account so you don't accidentally spend it.

If they try to evict you for non-payment of rent, the judge will
A: ask you if you have the rent at the time of the court meeting, at which point you'll be allowed to pay it (generally you only have until 4:30PM of the court day) and they will deny the eviction proceeding.
B: tell the landlord to fuck off for trying to pull this.

So long as you keep the money handy and available, you can not be evicted. You'll be fine.

Above is correct, go to court and write a check for what is owed and state your case, in fact initiate the case - just make sure you cancel pending un-cashed checks once court date is established and you can cover whatever the outstanding rent is - ball technically is in your proverbial court then.

Curious are the new checks made out to an LLC or Company?
if so they (LLC) will need a lawyer to represent themselves in court and it will cost them.

Dude, you still haven't gotten over your crushing 2013 election defeat?? Dixon has long expanded outside of the DTJC area and they have several properties in The Heights, including one a few blocks away on Manhattan Ave. Their prices are not cheap, but the work they put into their properties is really, really well done. I have been inside two such properties and they are both as good as they look in the photographs.

This particular listing will have an effective monthly rent of $3,700 after you factor in the 2 free months. For a 4bd/3.5ba property with a private driveway, with those kinds of finishes, it really is a great deal.

So this falls under his affordable housing agenda then correct?

Yes it took a somewhat pedantic turn.

If the cutoff line in the street is not working as the OP stated then unfortunately it's the homeowners portion of the lead from the main and its his nickel in getting it fixed.

iGreg, I personally wouldn't use copper in a steam system for several reasons. The expansion coefficient of copper and the heat loss through thin-walled copper pipe is too great. Also, assuming you can find them, sufficiently large, correctly sized copper pipes on the steam-supply side would be cost prohibitive. For steam, I'm of the view that iron (black) pipes and threaded fittings are the way to go. You're dead right that there will be some corrosion and ?mud? sediment build up over time. That said, the iron pipes in the old house I sold recently were 100+ yrs old. With a little TLC over the years ? changing a valve, flushing a radiator like you suggested ? that system still worked great. I was in awe of the craftsmen who installed it all those years ago. If you're installing a new hot water based system, then of course, you're absolutely correct copper, almost without exception, is the better choice.

You make many valid points.

From speaking and paying the endless plumbers who know & work on these old steam systems - I'm told it's one of the best heating systems still available; but as noted with proper tweaks and upkeep.

Your science is rusty. Moisture doesn't cause rust, oxygen does. Moisture simply enables the oxygen to react with the iron to form iron oxide: rust. In a closed heating system like steam or even baseboard, there's no source of oxygen. Almost no fresh water with O2 is let in. This is why potable water systems that have fresh water running through them all the time NEVER use black pipe, only galv or copper. But even a baseboard boiler has everything but the actual risers and radiators black pipe.

Does the word sediment work better for you?

Also I should have clarified that using copper piping would only replace the level return pipes back into the system as this is where years of sediment builds up and black pipe is much more prone to this 'sediment' than thick copper pipes.

Peek inside the level sitting pipes and you'll see - there are often capped ends in the older systems allowing for access.

Those ancient cast iron radiators can be flushed out for more efficiency as well (years of crappy sediment inside) - replacing them with those neat smaller units is in fact quite nice but exceptionally expensive to have done correctly.

I should add to my prior post, just briefly. Those steam / return pipes (to and from the boiler) must be correctly sized and pitched as well. The near boiler piping needs to be BIG. If you're replacing a boiler, follow the boiler manufacturers directions for the near boiler piping very closely. And make certain the steam lines in the basement are insulated ? it makes a huge difference to efficacy and speed of heat delivery to the right places.

Good point and also use copper pipes in place of the cheaper common black pipe that actually rusts inside and ends up like a heart attack victims clogged arteries.

If you have 'old black pipes' as your leads to and from boiler that date back to way back when - it's worth replacing them with copper for much improved heating efficiency.
