We have been regulars at Nha Trang for the past 6 years ... and we are quite happy about this new clone after trying it. A few observations:

The menu is pretty much the same as Nha Trang with prices typically $0.75 - 1.25 more than there. The order is off a bit, but almost all the dishes are common to both.

The place is fresher and nicer than Nha Trang. It is a new restaurant, thus it's expected.

Service is probably better than Nha Trang - but on the other hand, many would consider the baseline pretty low.

And, it's worth mentioning that they have a liquor license.

For us, the clone is roughly 4 blocks away, while Nha Trang is close to 8 blocks away ... So, the choice becomes a question of convenience.

The bottom line: we have now 2 Nha Trangs that serve good quality food at reasonable prices. And that's pretty awesome.

This is probably a great reason to become a citizen - US citizen that is. But that means to have to renounce your Japanese nationality. Tough choices, they are.

Several countries allow their permanent residents or landed immigrants to vote. But, the US election system is so heterogeneous and archaic that the Carter center refuses to monitor elections here.

That is pre-crash talk. And also was used in desirable places in Manhattan and Brooklyn. That's not going to work in the fringe of the ghetto.

In the NYC metro area, typically people spend 1/3 or more of their pre-tax income on rent.

I think you must be joking to think someone earning $75k moves to Danforth.
i wish i was joking ...

1. if you have 4 people sharing, the income per person would be 15k to 18.75k ... consider that minimum wage is $7.25/hour ...

2. but, the joke is on the landlord ... can he expect someone making $60/75k move there? for that you can actually get a nice little place in da burbs ...

1. You're overpricing the place a tad - my guess is $150/month or 10%.

2. It's not very attractive on the inside judging from the pictures, the house is located in a less than desirable area, and your ad doesn't show the outside of the house. All these speak against renting.

3. As far as the sec deposit goes - that's something you ought to keep as non-negotiable, unless the potential tenant would be willing to pay more in rent.

4. Typically, the minimum annual income should be 40 times monthly rent, hence you'd be renting to someone with $60k. But, since you'd be most likely renting to several people, I'd suggest that you raise the multiplier to 50 or $75k as minimum annual income. When we rent, m preference tends to be 50x.

If they don't have it, well ...

5. You do lose some credibility with the reference to exchange place. It takes a while to figure out the approximate physical location of the property you offer to rent. And, since the premise of the transaction is the relatively easy and convenient access to Exchange place, and by extension to the City, you lose a bit of a credibility. I'd rephrase that part of the ad ... Who knows, it may actually benefit you.

since it is the beginning of the year, you cannot avoid reading advice columns and their learned suggestions how to improve your life. and, in a way the "reformed" mayor healy wants to change our city to the better. he wants to improve the quality of our life through 44 action points. hence, he has completed the first step by identifying the large goals that he wants the city to achieve. then, as a next step he and his team should break these down into more manageable and smaller goals. and finally, he and his team should act on it.

let me ask the embarrassingly obvious: why hasn't our incumbent mayor tackled any of these issues during his three terms (9 years)?

please come to the meeting ... the impact of this new development can potentially change the entire hamilton park area and the community around it.

the usual concerns include access to parking, water, sewer, power, gas, and transportation. remember, 200 units can mean that up to 300 - 500 new people would be living and commuting in a highly dense urban area. further, the building is rental - and that means highly fluid and transitory population. few renters, if any, in a large complex have the incentive to integrate into the their neighborhood.

beyond the misleading information provided by schuster, the final question is simply: how negatively will this development impact the livability in our neighborhood?

That sucks ...

In case the landlord pays for your electricity - rare case, but possible - buy a space heater, particularly one that is oil based. They cost $50. They are notoriously inefficient and expensive ... Running it for a few days might add a good 10-15 to the electrical bill ... Approx $100/month per unit is the added cost. A couple of weeks of that will surely give he landlord the incentive to "improve" ...

You've expressed your indignation about the reval so much, but what is your alternative? Should people whose property has increased in value at a higher rate than the city as a whole never have to pay taxes proportional to the value? How is that fair to everyone else? Wanting the process to be done right is inarguable, but challenging the idea that it needs to be done is not. I have a property in the Heights assessed @ $138k and worth $300k paying $9500, only $2k less than your house assessed @ $165k that sold for $1.15M. Please, tell us more about who should be paying their fair share.

What I could not understand - and will not understand - is the "need" to blast music at a high volume for hours (literally.)

Certainly, this year was a improvement over years before (when they were unwilling to indulge our request to moderate the volume that was shaking windows a half a block away.)

I like the parade, but its remaining impact on the community is annoying ...

I bet SF is laughing his butt off as are the new members of the BoE. Dr. Epps was a disaster - his complete incompetence in leading the JCPS has not only prepared him, but also qualified him to be Gerry's tool, and once on the council, he'll define useful idiot. He has the experience, the personality, and the achievements ...

At the same time, all jokes aside, this shows the stress Gerry is under. He is weak, has nothing to show, and the demographics of the city is changing. Of course, throwing in a couple of hundred (thousands) of votes from the dearly departed can tip the outcome of the election, he needs a plattform and right know he is clearly grasping at any straws. Incorporating into a re-election strategy the (just) firing of the incompetent Dr. Epps is at best an act of complete desperation ...

Can you imagine the extent of the housecleaning, the burning of files, and the sudden and unexplained disappearance of harddrives, back-ups and other evidence that the current administration will have to do once they are kicked out from City Hall? All the corruption, all the nepotism, all the incompetence ...

I don't buy this at all ... Over the last years, I have seen several guys flat on their back and completely out of their mind in that general area you reference. Every time I called the non-emergency number, both EMS and the cops showed up. Since I tend to stick around when I can, I know that they show up. Although I am not a humanitarian (actually far from it), I do stock around since whether he is a druggie or works for Goldman, he is still (some form of) a human.

Either our experiences are different or you are wrong. The cops in the East District do take these things quite seriously ...
