The burner ignites and stays lit, but we can smell the gas during and after cooking. It seems as though there is excess gas that can not be burned off? Or maybe another burner is leaking the gas when that burner is on? We avoid using that burner, but it is the only one that is strong enough to provide a high heat (to boil, etc) so it's very inconvenient. There is no smell when the other burners are used or when the stovetop is off.

Isn't "leaking gas" what a stove burner is supposed to do when it is on?

We live downtown and pay accordingly. We sublet a condo in a luxury building. Since move in we have needed several repairs, many that were broken when we moved in, and some that occurred while we were here. All of these have been wear and tear repairs and it seems as though the unit has been poorly taken care of.

We are currently without a dishwasher or dryer for 2 and 3 weeks. One bathroom needs the shower head replaced and the other bathroom needs the sink faucet replaced since April and January. One burner on the stove leaks gas when it is on (not when off).

Landlord insists we be present for service calls and then the estimate be forwarded to him. This drags out the repair and is frustrating for us since we need to make arrangements to be home quite often.

Are these repairs considered necessary for living under NJ law? If so can we withhold rent until they are fixed? Can he really require us to be home for repairs and not himself (the dishwasher has been looked at 4 times by repairman)?
