Last week, my husband and I noticed a nice young couple sitting on the front steps and coming and going from the 2 family near our house. We thought they had rented the place but they were tourists here from Quebec for the week--going into the city every morning to see all the sights--from Jersey City Heights!
The building belongs to Dixon. They paid cash and got the place for $90,00 below market a few years ago and their tenants have been nice but never stayed more than a year. This, I don't like....

Many of the high rises in DTJC lease out apartments to Sky City who then in turn offer short term vacation rentals. Having lived at 2 separate buildings with a Sky City presence, I can comment it is very frustrating living next to a new "tenant" every other week. Some renters partied often, were loud, or would make cell calls out in the hallway - all the things typically seen in a hotel. There's definitely a difference in people's behaviors in where they live verses where they are just vacationing/ visiting.

Doing it in an apt building is a dick move to your neighbors (unless they are okay with it).

It's pretty irrelevant since there is no way to prevent it. Whose to say that someone is not a guest of the resident?

I had this going on in my old rental building and it was one of the reasons I moved...it was miserable to have to live sandwiched between two units that were essentially makeshift unregulated hotel rooms. Please consider your neighbors but anyway....

The zoning & building departments consider it a violation of their laws if you are not located in a district that allows hotel uses and in a building with the hotel use listed on its certificate of occupancy.

I agree, I know at least five people who did this during the Super Bowl without permits or any other hoops this city makes you jump through, but they are all in private homes.

I don't believe there is a specific law in NJ that bans this (yet), but many condo buildings do - and will fine owners that don't comply. Check with your condo association and like Azul wrote, the Master Deed.

You might also want to check with your homeowner's insurance policy rep to make sure you're covered should something go wrong while you're away.

First place to check would be the master deed for the building you live in. AFAIK most apartment buildings do not allow short term rentals like Airbnb.
