An estate plan (including disability documents) is really necessary for a family to (1) avoid expensive court proceedings down the road and (2) make sure assets on your death are distributed to the correct beneficiary in the most tax efficient manner.

You would be doing a disservice to your family and/or intended beneficiaries by using legal zoom or an online will provider (unless you have a small estate and everything passes to one person, but even then, there are benefits to an estate plan). I think its the perfect example of penny wise, pound foolish.

I would generally avoid a general practitioner that uses the same boilerplate Will and disability documents for every client and seek out an estate planning attorney who will make the best recommendation personally tailored to your situation. It costs more (estate plans can start off around $800 and go into the tens (or hundreds) of thousands) but its worth the expense to have it done right.

This is wrong. Tell whomever you think will be responsible for your burial and write it down for their instruction.

Wills generally are not immediately available when the decedent dies and when that decision needs to be made. Further, a will cannot be admitted to probate, and an executor cannot therefore be appointment, until 10 days after the decedent's date of death. The decedent will be buried/cremated/etc before that happens.

Having no construction or engineering background, I'll redact my statement and say from a layman's perspective, the 225 Grand appears well maintained.

225 Grand is a great recommendation. Right down Grand Street from the Liberty Harbor properties. Clean, new (2010 construction?), and well built. I would say best bang for buck in DTJC for a new construction high rise. I think the winning points are that the building is well constructed, aesthetically appealing, and their employees are all very professional.

They are very pet friendly; I think they have a $250 non-refundable "pet deposit" and pet rent is $ 50 a month. Most 1 bedrooms are between $2400-2700 last time I checked.

To the inquiry about Liberty Harbor, I would strongly suggest avoiding their properties. Unless a small miracle has occured since I left in 2013, their property management company is terrible (located in a self-storage building) and is unaccommodating. Everything kept breaking in our unit. During the polar vortax a couple years back our heating units weren't working, and after numerous attempts to fix them (none which worked) we pretty much got an "it is what it is" response and a space heater. Electric bills comically expensive. Obviously moved out after that. And if you do a yelp review, which I can confirm from personal experience, they will nickel and dime you out of your entire security deposit.

Many of the high rises in DTJC lease out apartments to Sky City who then in turn offer short term vacation rentals. Having lived at 2 separate buildings with a Sky City presence, I can comment it is very frustrating living next to a new "tenant" every other week. Some renters partied often, were loud, or would make cell calls out in the hallway - all the things typically seen in a hotel. There's definitely a difference in people's behaviors in where they live verses where they are just vacationing/ visiting.

Been checking out this site for a bit now and finally saw a post worth making an account. NOTE: not legal advice. I only offer this information because of my own experience and belief that landlords have been predatory against tenants with excessive charges against security deposits.

I had an issue with my security deposit moving out this summer. Property management ("PM") withheld the entire security deposit (1 1/2 months rent). The unit was 2 stories and the PM replaced all the carpeting upstairs, most of the hardwood downstairs, and made other hefty charges. My belief was there was normal wear and tear (I had lived in the unit for 4 years), so I filed a complaint in small claims court.

The complaint and summons are very easy, and NJ judiciary has a guide online http://www.judiciary.state.nj.us/prose/10148_sc_motorveh.pdf. I think total filing charges are approximately 22 dollars.
A corporate landlord ("LL") is unlikely to litigate (money for attorney's fees and time constraints) so there is a good chance they'll just settle before the court date. I ended up settling with PM out of court for part of the deposit back.
Otherwise, if you have a case and documentation showing excessive charges by the LL, or if the LL is breaking security deposit laws its worth going to court b/c in certain circumstances the court offers double damages.
