Repointing the back of the building is on the list of repairs for this spring. Front has already been taken care off.

You need your foundation repointed, badly. A child could have pulled that brick out.

Just found a dead raccoon in my back garden.
Wonder if it got too cold.

Robin.

If he is, he won't be there for long. Part of the floor is coming up today. Found out the hard way ground water has started to find its way into the crawl space. I have two floor joists that are soft as butter now.

French drains go in next week.

*sigh* I was hoping for a break with the major repairs. I have had a string of them recently. My finances are a bit strained at the moment as a result.

Nasty critters. The bigger question is whether that raccoon is now a squatter in your basement, or homeless!

A bit of mortar and some heavier vent covering and you're back in business-

One of my tenants told me she heard scrapping noise that greatly excited her dog. Went into the backyard and found the following:

Something completely shredded a metal crawlspace vent cover, yanked loose one brick, and pulled out foam and cellulose insulation. Fifteen years in Jersey City and this is the first time I have seen something like this.
