It won't be a meaningful glut. The units will come to market too slowly and there is pent up demand from five years of not really building anything. Manhattan's rental prices keep climbing. Also, it might happen that some projects get financing to be condo before they finish the units.

The builders don't like to release inventory at the same time because they want to avoid competition; they should be spaced out enough that the market will absorb them. If a few of the larger ones happen to open up within the same three to six month timeframe, that could curb the increase in the luxury segment. Either way, rentals under $2k should be unaffected by these buildings and continue to rise.

The city planning devision has color coded PDFs of development proposals, construction, ect. The most recent I have is 2011, which is now obviously old.

The Cast Iron Lofts on 18th and Jersey, rental, not sure how many units...also there will be Cast Iron Lofts II not sure if rental or condo.

My dream project would be that a developer is emboldened by the success of these projects to redevelop the south side of Newark Avenue from the empty lot to Barrow Street (but saving the health food store). There is also a 5 story building going up on the north side of 1st between Grove and Erie.

200 Greene Street, east of Powerhouse and Trump Plaza. 1276 units.
I've read 66 stories. Bay Street will be extended to Hudson Street. Construction was said to start in 2013. Yay! More parking garages with towers on top!
