It won't be a meaningful glut. The units will come to market too slowly and there is pent up demand from five years of not really building anything. Manhattan's rental prices keep climbing. Also, it might happen that some projects get financing to be condo before they finish the units.

I agree with your speculation. I think the projects will really enhance the face of down town. It's going to attract a lot of new buyers and renters. Although, I don't think it's going to be the Brooklyn renaissance that a lot of people are hoping for. I think power house arts will end up being a lot like Newport feel and demographic wise.

I'm a realtor. All of the larger developments will be luxury apartments likely starting in the $2200/mo range. The builders don't like to release inventory at the same time because they want to avoid competition; they should be spaced out enough that the market will absorb them. If a few of the larger ones happen to open up within the same three to six month timeframe, that could curb the increase in the luxury segment. Either way, rentals under $2k should be unaffected by these buildings and continue to rise.

It's the Toll Brothers Project. They broke ground on the first building which will face Marin Blvd.

South side. Walls are up past street level.

(The vacant lot on the North side has had some attention from developers lately, but nothing has come of it yet.)

I've read 66 stories. Bay Street will be extended to Hudson Street. Construction was said to start in 2013. Yay! More parking garages with towers on top!

That project has not started yet. The earliest would be sometime next year.

What do you like about it?

As someone not interested in moving into a highrise nor dependent on the PATH during rush hour I am somewhat ambivalent about additional development, but I like that more rich consumers will be moving in. Maybe Citerella or an equivalent type store will open. My dream project would be that a developer is emboldened by the success of these projects to redevelop the south side of Newark Avenue from the empty lot to Barrow Street (but saving the health food store).

There is also a 5 story building going up on the north side of 1st between Grove and Erie.

Great. Very informative. Can anyone add to this list? What about the Newport LeFrak rental building. Is that on the list?

Under Construction non-Downtown.

0 (hopefully Mayor Fulop will change this to at least > 0 )

Oh wait there is one thing that Healy did manage to get started outside of DT before he left us..

from JJ Comments:
Quote:

** **

http://ambpulaski.com/
.
2-The PJP Trucking Terminal (watch the video in the link look at all the big beautiful tractor trailer trucks. )
.
Healy says the PJP landfill is an accomplishment except it was for him and his buds and NOT for the people of Jersey City. The people of JC and even the County Exec. wanted the 86 acres for an open space waterfront park. The county was going to buy the land at full price for open space. But no Healy had to make sure the land was sold to some outside California firm for a trucking terminal.
.
A 3 football field sized, 160 bay, traffic congesting trucking terminal fronting an already congested rt 1&9. Have you ever driven down that part of rt 1& 9 during rush hour? It is a nightmare.
.
Oh I forgot Healy also mentioned during his campaign the new Skyway Park that is next to the gigantic trucking terminal. Have you been down there lately? All of the sky high massive walls of the terminal are up and that sliver of land called the Skyway Park will never see any sunlight.
.
The topper is how Healy lied about the jobs it will bring. One tenant Imperial Paper of Bayonne is moving from Hook Road and bringing it?s 90 trucks and 400 employees with them. I hope they all car pool and don?t all work the 9 to 5 shift.
.
Peapod the other tenant is only moving there so it could be within 3 miles of it?s targeted customers in NYC. They want a piece of Fresh Direct?s multimillion dollar market. THANKS for nothing especially from the folks down Marion.
