Taqueria is garden-unit esque similar to the hair salon and Carlascio Orthopaedics on Grove Street.

Farther down the street, there aren't the slightly lower units and ones 5 feet up like the locksmith - they are pretty much right at street level.

Because it doesn't hurt businesses or street life when they're wiped out for months after a storm like Sandy? (Like Taqueria) Or how about having to pay much higher insurance premiums because new construction doesn't conform with the new reality we now live in? I don't think walking up a few steps would deter me from frequenting a business. There are already some shops on Grove that seem to do just fine being above street level, like the locksmith and the barber shop. Bet they were counting their blessings after Sandy that they were situated where they were.

oh yeah....from 9700 to 12 something....and i heard it's 25% every year for about 4 years because FEMA is passing it to the insurance companies to handle 100%.
