I don't think walking up a few steps would deter me from frequenting a business. There are already some shops on Grove that seem to do just fine being above street level, like the locksmith and the barber shop. Bet they were counting their blessings after Sandy that they were situated where they were.

oh yeah....from 9700 to 12 something....and i heard it's 25% every year for about 4 years because FEMA is passing it to the insurance companies to handle 100%.
