I've been looking at both for some time. That said, they are quite different. Only downtown JC is directly comparable to the majority of Hoboken. Other areas (1/2 family houses in Heights or Bergen Lafayette) are not really comparable to Hoboken. So I can see why your agent would say that.

We recently had a real estate agent tell us not to compare JC to Hoboken. She made it sound like buyers either specifically want JC or Hoboken.

Nope, even if you are on the second or third or sixth floor, you are gonna get affected during a flood. Where do you think all the mechanical stuff is?

Surely it depends on your price point. All things being equal I'd buy in Hoboken as long as it wasn't ground floor in a flood zone. The JC school tax fiasco is only going to get worse and since Mayor Zimmer their governance is less corrupt.

If one was looking to purchase, would one consider both Hoboken and Jersey City whilst perusing?
Or are buyers strictly dedicated to either city?
